hereditaments and ap urtenances thereto belonging, and the rents,
issues and profits ~hereof, unto the mortgagee, in fee simple.
And the mortgagor covenants with the mortgagee that the
mortgagor is indefeasibly seized of said land in fee simple; that
the mortgagor has good ri ht and lawful authority to conve said
land as aforesaid; that ~he mortgagor will make such ~urther
assurances to perfect the fee simpie title to said land in the
mortgagee as may reasonably be requ 3red• that the mortgagor hereby
