such insurance the mortgagee shall have the right to receive and ~
~p~pl the same to the indebtedness hereby secured, accounting
~he mortgagor for any surplus; to pay all costs, charges, and ~
expenses, including lawyer's fees and t3tle searches reasonably
incurred or paid by the mortgagee because of the fa~lure of the ~
mortgagor to prom tly and fully comply with the ~greements, :
sti ulations, condi~ions and covenants of said note and this ~
mor~gage, or either; to perform, comply with and abide by each ~
and every the agreements stipulations, conditions and covenants ;
set forth in said note anc~ this mortgage or either. In the event `
the mortgagor fails to pa-y when due any tax, assessment insu~ance ~
remium or other sum of money pa able by virtue of sa~d note and
~his mortgage, or either, the mor~ agee may pay the same, without
waiving or affecting the option ~o foreclose or any other right
hereunder, and all such pa ments shall bear interest from date
thereof at the highest law~ul rate then allowed by the laws of
the State of Florida.
If any sum of mone herein referrec3 to be not prom tly aid
~ within 30 days next a~ter the same becomes due, or if each P
and every the agreements, stipulations, conditions and covenants
~ of said note and this mortgage, or either, are not fully performed, :
complied with and abided by, then the entire sum mentioned in ±

~ shall forthwith or thereafter at the option of the mortgagee,
~ become and be due and ayab~e, anything in said note or Fierein
to the contrar notwiths~anding. Failure by the mortgagee to
