SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED (this "Deed") is made as of the 1 Z~'day

DEVELOPMENT DISTRICT, , a local unit of special purpose government established
pursuant to Chapter 190, Florida Statutes, with an address at c/o Governmental
Management Services-SF, LLC 5701 N. Pine Island Road, Suite 370, Fort Lauderdale,
Florida 33321, ("Grantor"), to the ST. LUCIE COUNTY with an address at 2300
Virginia Avenue, Fort Pierce, Florida 34982 ("Grantee").
WITNESSETH:
THAT Grantor, for and in consideration of the sum of Ten and No/100 Dollars
($10.00), and other good and valuable consideration, the receipt of which is hereby
acknowledged, by these presents do grant, bargain and sell unto Grantee, and Grantee's
successors and assigns forever, all the right, title, interest, claim and demand that Grantor
have or may have in and to the following described real property (the "Property")
located and situate in the County of St. Lucie and State of Florida, to wit:
See Exhibit "A" attached hereto and made a part hereof
Subject To: Covenants, conditions, restrictions, reservations, limitations,
easements and agreements of record; taxes and assessments for the year 2008 and
subsequent years; and all applicable zoning ordinances and/or restrictions and
prohibitions imposed by appropriate governmental authorities, if any.

TO HAVE AND TO HOLD the same in fee simple forever,
Grantor does hereby warrant, and will defend, the title to the Property hereby
conveyed, subject as aforesaid, against the lawful claims of all persons claiming by,
through or under Grantor, but none other.

A parcel of land lying in Section 19, Township 35 South, Range 40 East, St. Lucie
County, Florida, being more particularly described as follows:
Commence at the Northeast corner of said Section 19, thence N01'20'45"E
along the East line of Section 18, Township 35 South Range 40 East, .a distance of
357.81 feet to the point of intersection with the Northerly right-of-way line of
Okeechobee Road (State Road 70} a 120.00 foot wide right-of-way, thence
S52'29'55"W along said northerly right-of-way line a distance of 2102.04 feet;
thence S55'45'47"W a distance of 210.34 feet; thence S52'29'33"W a distance of
71.28 feet; thence S52'29'S5"W a distance of 230.26 feet; thence S29'51'40"W a

Westerly right-of-way line of McNeil Road Extension, a variable width right-of-way,
