ii WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
ia application for a minor adjustment to a major site plan submitted by Culpepper & Terpening, Inc.
i3 on behalf of St. Lucie County Sheriff and reviewed the comments of the St. Lucie County
i4 Development Review Committee on this application, and made the following determinations:

i6 1. St. Lucie County Sheriff has proposed a 6,400 square foot vehicle storage building to
i~ the existing St. Lucie County Emergency Operation Center facility on 16 acres located
is at 15305 West Midway Road in the I(Instititutional) Zoning District on the property
i9 legally described in Part B.

ai 2. On January 8, 2008, through Resolution No. 08-010, the Board of County Commissioners
aa granted approval of a major site plan known as the St. Lucie County Emergency
z3 Operation Center.

as 3. The Development Review Committee reviewed the minor adjustment to the major site
a6 plan for the proposed project and found it to meet technical requirements of the Land
z~ Development Code and to be consistent with the St. Lucie County Comprehensive Plan.

a 9 4. The project is consistent with the general purpose, goals, objectives, and standards of
3 o the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development

33 5. The project will not have an undue adverse effect on adjacent property, the character of
34 the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the
35 public health, safety, and general welfare.

3~ 6. All reasonable steps have been taken to minimize any adverse effect of the proposed
3a project on the immediate vicinity through building design, site design, landscaping, and
39 screening.

4i 7. The project will be constructed, arranged, and operated so as not to interFere with the
4a development and use of neighboring property, in accordance with applicable district
43 regulations.

lo Terpening, Inc.) forthe project date stamped received by the St. Lucie County Planning

i3 Prior to issuance of a Vegetation Removal Permit or Exemption, the applicant shall have
i4 obtained and provided the Environmental Resources Department with all required
is federal and state permits and approvals. If federal or state agency compliance requires
i6 modification to the plans, the applicant will promptly modify the plans and submit to St.

as order shall become null and void.

as which plan shall be placed on file with the St. Lucie County Planning and Development

3 a G. The Certificate of Capacity, attached as Exhibit A, shall be valid for the same period as
33 this order. If this order expires or otherwise terminates, the Certificate of Capacity shall
