SPECIAL WARRANTY DEED
This Indenture, Made this a8~- day of , 200~ A.D., Between S& S Enteiprises, Inc., existing
under the laws of the State of Florida, whose address is 400 High Point Drive, Suite 500, Cocoa, Florida 32926,
grantor, and St. Lucie County, a political subdivision of the State of Florida, whose address is 2300 Virginia
Avenue, Fort Pierce, Florida 34982, grantee.
Witnesseth that the GRANTOR, for and in consideration of the sum of $10.00 DOLLARS, and other good and
valuable consideration to GRANTOR in hand paid by GRANTEE, the receipt whereof is hereby acknowledged, has
granted, bargained and sold to the said GRANTEE and GRANTEE'S heirs, successors and assigns forever, the
following described land, situate, lying and being in the County of St. Lucie, State of Florida to wit:
See Exhibit "A" attached hereto and made a part hereof.
Subject to: A certain Non-Exclusive Utility Easement Granted to Cornerstone Fort Pierce Development, LLC,
recorded in Book. Page Public Records, St. Lucie County, Florida and restrictions,
reservations and easements of record, if any provided, however, that this reference shall not serve to reimpose the
same; and taxes accruing, subsequent to Decembe: 31, 2008.
Grantor specially wanants the title to said property only against the lawful claims of persons claiming by, through or
under Grantor, subject to the foregoing exceptions set forth in this deed.

The West 28.00 feet of the following described parcel, as recorded in Official Record Book
1193, page 748, public records of St. Lucie County, Florida.
A parcel of land lying in Section 19, Township 35 South, Range 40 East, St. Lucie
County, Florida, being more particularly described as follows:
Commence at the intersection of the Southerly right of way line of Okeechobee Road
(a 120 foot wide right of way) with the East right of way line of Jenkins Road (an 80
foot wide right of way) and thence S 01 °50'38" W, along the East right of way line of
Jenkins Road, a distance of 10.64 feet, thence continue S 01 °50°38" W, along said
right of way line, a distance of 243.77 feet to the POINT OF BEGINNING: thence
continued S 01 °50'38" W, along said right of way line, a distance of
160.08 feet; thence East a distance of 627.80 feet; thence N 01 °32'47"E,
