CERTAIN PROPERTY LOCATED AT 13599 C-24 CANAL ROAD
IN ST. LUCIE COUNTY, FLORIDA

WHEREAS, the Board of Adjustment of St. Lucie County, Florida, based on the testimony and
evidence, including, but not limited to the staff report, has made the following determinations:
1. Petition of Aimee Cablish and Eric Townsend for a variance from the provisions of
Section 11.05.02.D. of the St. Lucie County Land Development Code to allow a Class A
Mobile to deviate from the minimum roof pitch requirement located at 13599 C-24 Canal
Road in the AG-5 (Agricultural-5) Zoning District.
2. On July 27, 2011, this Board held a public hearing on the petition, after publishing a
notice of such hearing, installing a sign on property and notifying by mail all owners of
property within 500 feet of the subject property.
3. After consideration of the testimony presented during the public hearing, including staff
comments, exhibits, and the standards of review for granting variances set out in Section
10.01.02, St. Lucie County Land Development Code, the Board of Adjustment has made
the following determinations:
The requested variance to allow a 2/12 roof pitch for a Class A Mobile Home has met
the standards of review as set forth in Section 10.01.02, St. Lucie County Land
Development Code and is not in conflict with the goals, objectives, and policies of the St.
Lucie County Comprehensive Plan, because
A. The granting of the variance is unique to the subject structure. There will be no
immediate impact to residents as there are no existing dwellings within one mile of
the property.
B. The granting of the requested variance would not impair or otherwise injure other
property or improvements in the area in which the subject property is located.
C. The granting of this variance makes possible the reasonable use of the Class A
Mobile Home which is constructed and defined by the Board of County
Commissioners as a single family home subject to approval of the proposed
variance.
D. The requested variance meets the general spirit and intent of the St. Lucie County
Land Development Code and the St. Lucie County Comprehensive Plan.
NOW, THEREFORE, BE IT RESOLVED by the Board of Adjustment of St. Lucie County,
Florida:
A. Petition of Aimee Cablish and Eric Townsend for a variance from the provisions of
Section 11.02.05.D. of the St. Lucie County Land Development Code to allow a Class A

Mobile Home to deviate from the minimum roof pitch requirement for the property
depicted on the attached map as Exhibit "A" and described as follows:
A parcel of land situate in Section 20, Township 36 South, Range 39 East, St. Lucie
County Florida, bounded and described as follows:
Beginning at the intersection point of the Southwesterly right-of-way line of the C-24
Diversion canal, and a line 438.4 feet East of (as measured perpendicularly) the West
line of said Section 20, said line being parallel to the West line of Section 20; said
intersection point being represented by the intersection of old fence lines; Thence run
South 01°00'00" West along an old fence line, said fence line being the previously
described parallel line, for a distance of 705.67 feet; Thence run South 89°00'00" East
for a distance of 105.00 feet; Thence run North 01°00'00" East for a distance of 589.60
feet to an old fence line, said fence line being the previously described canal right-of-way
line; Thence run North 41°08'00" West along lastly described old fence line for a
distance of 156.52 feet to the Point of Beginning. Containing 1.56 acres.

B. Based on the evidence presented, this variance request is approved. An appeal from
the Board of Adjustment's action may be processed in accordance with Section
10.01.07, of the St. Lucie County Land Development Code.
C. This variance shall expire twelve months from the date of adoption unless a building
permit is approved or an extension is granted in accordance with Section 10.01.06 of the
St. Lucie County Land Development Code.
