AN ORDER GRANTING APPROVAL FOR MINOR
ADJUSTMENT TO A PLANNED NON RESIDENTIAL
DEVELOPMENT SITE PLAN KNOWN AS FORT PIERCE
MOSQUE PNRD.
WHEREAS, the St. Lucie County Planning and Development Services Director has
reviewed the request for site plan adjustment submitted by Matthew S. Speath, P.E.,
Speath Engineering on behalf of Muslim Friends of Florida and made the following
determinations:
1. Muslim Friends of Florida requested a Minor Adjustment to the Planned Non
Residential Development Site Plan to allow the removal of one row of grass parking
adjacent to the southern detention area which was in excess of the required
number of parking spaces. The subject property is located on the west side of
Sunrise Blvd, approximately 180 feet south of the intersection of Bell Avenue and
Sunrise Blvd.
2. The Development Review Committee reviewed the Minor Adjustment to the
Planned Non Residential Development Site Plan and found it to meet technical
requirements of the Land Development Code and to be consistent with the St.
Lucie County Comprehensive Plan.
3. The proposed Minor Adjustment to the Planned Non Residential Development Site
Plan is consistent with the general purpose, goals, objectives, and standards of the
St. Lucie County Comprehensive Plan and the St. Lucie County Land Development
Code.
4. The proposed modification will not have an undue adverse effect on adjacent
property, the character of the neighborhood, traffic conditions, parking, utility
facilities, or other matters affecting the public health, safety, and general welfare.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the
proposed Minor Adjustment to the Fort Pierce Mosque PNRD Site Plan, is hereby
approved by the St. Lucie County Planning and Development Services Director on
January 23, 2012, on the property described below, subject to the following
condition:

specifically conditioned to the requirement that the petitioner, Muslim Friends of
Florida, including any successors in interest, shall obtain all necessary
development permits and construction authorizations from the appropriate State
and Federal regulatory authorities including, but not limited to; the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, and
the South Florida Water Management District, prior to the issuance of any local
building permits of authorizations to commence development activities on the
property described in Part B.
E. This order shall be recorded in the Public Records of St. Lucie County.
