AN ORDER OF THE PLANNING AND DEVELOPMENT SERVICES
DIRECTOR GRANTING APPROVAL FOR A MINOR ADJUSTMENT TO
A MAJOR SITE PLAN KNOWN AS ST. LUCIE COUNTY FAIRGROUNDS
IN THE I (INSTITITUTIONAL) ZONING DISTRICT ON CERTAIN
PROPERTY SITUATED IN ST. LUCIE COUNTY, FLORIDA.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a minor adjustment to a major site plan submitted by St. Lucie County Sheriff s
Office and reviewed this application, and made the following determinations:
1. St. Lucie County Sheriffs Office has proposed a 864 sq. ft. modular building to be used
for the Sheriffs Office as an operations center during events to the St. Lucie County
Fairgrounds facility on 237 acres located at 15601 West Midway Road in the I
(Instititutional) Zoning District on the property legally described in Part A.
2. On October 23, 2007, through Resolution No. 07-287, the Board of County
Commissioners granted approval of a major site plan known as the St. Lucie County
Fairgrounds.
3. The Planning Division reviewed the minor adjustment to the major site plan for the
proposed project and found it to meet technical requirements of the Land Development
Code and to be consistent with the St. Lucie County Comprehensive Plan.
4. The project is consistent with the general purpose, goals, objectives, and standards of
the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development
Code.
5. The project will not have an undue adverse effect on adjacent property, the character of
the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the
public health, safety, and general welfare.
6. All reasonable steps have been taken to minimize any adverse effect of the proposed
project on the immediate vicinity through building design, site design, landscaping, and
screening.
7. The project will be constructed, arranged, and operated so as not to interfere with the
development and use of neighboring property, in accordance with applicable district
regulations.
8. The project is to be served by adequate public facilities and services.

NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.02.04 (C) of the St. Lucie County Land Development Code, the
Minor Adjustment to the Major Site Plan for the project known as St. Lucie County
Fairgrounds is being granted on the following described property:
LEGAL DESCRIPTION: THE EAST 1/2 OF SECTION 1, TOWNSHIP 36 SOUTH, RANGE 38 EAST,
LYING SOUTH OF OKEECHOBEE ROAD (STATE ROAD 70) AND MIDWAY ROAD AND NORTH 1/2
OF NORTHEAST 1/4 OF SECTION 12, TOWNSHIP 36 SOUTH, RANGE 38 EAST
(TOTAL ACRES: 237 +-)
LOCATION: 15601 MIDWAY ROAD
PROPERTY TAX IDENTIFICATION NUMBER: 3201-133-0005-000/0
B. The approvals granted by this administrative order shall expire on February 29, 2014
unless building permits are issued or an extension is granted in accordance with the
provisions of Section 11.02.06 of the St. Lucie County Land Development Code.
C. The Final Site Plan approval granted under this order is specifically conditioned to the
requirement that the petitioner, including any successors in interest, shall obtain all
necessary development permits and construction authorizations from the appropriate
State and Federal regulatory authorities including, but not limited to: the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, and the
South Florida Water Management District, prior to the issuance of any local building
permits of authorizations to commence development activities on the property described
in Part A.
D. A copy of this Order shall be attached to the site plan drawings, which shall be placed on
file with the St. Lucie County Planning and Development Services Director and copies
provided to the developer and agent of record as identified an the site plan application.
E. This order shall be recorded in the Public Records of St. Lucie County.
