AN ORDER GRANTING A LOT SPLIT APPROVAL FOR PROPERTY
CONSISTING OF 37.32 ACRES LOCATED ON PINEAPPLE LANE
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed
the application for lot split application submitted by Michael Jacquin and made the following
determinations:
1. Michael Jacquin petitioned for a lot split approval for property consisting of 37.32 acres
of property in the AG-5 (Agricultural -5) Zoning District, located on the north side of
Pineapple Lane approximately 1,200 feet west of Header Canal Road, as described in
Part B below.
2. The division of the parent tract results in the dedication of the south twenty feet for
additional right-of-way for Pineapple Lane and the creation of two lots consisting of 5.16
acres and 32.16 acres.
3. The Planning & Development Services staff has reviewed the lot split on the subject
property and found it to meet technical requirements of the St. Lucie County Land
Development Code and to be consistent with the St. Lucie County Comprehensive Pan.
4. The lot split will not have an undue adverse effect on adjacent property, the character of
the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting
the public health, safety, and general welfare.
5. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code provides
that no further division of an approved lot split is permitted unless a final record plat is
prepared and approved in accordance with the Code.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
Michael Jacquin Lot Split is hereby approved as shown on the boundary/topographical
survey prepared by Robert F. Kemerson, Velcon Group, Inc., dated May 18, 2007
revised through April 16, 2013 and date stamped April 30, 2013 by the Planning and
Development Services Department .
B. The property on which this Lot Split approval is being granted is described as follows:
THE SOUTHWEST '/a OF THE NORTHEAST 1/a OF SECTION 14, TOWNSHIP 35 SOUTH,
RANGE 38 EAST, LESS THE SOUTH 104.5 FEET, IN ST. LUCIE COUNTY, FLORIDA.

C. The approvals granted by this administrative order shall expire May 8, 2014.

D. The lot split approval granted under this Order is specifically conditioned to the
requirement that the property owners, successors and assigns in interest, shall obtain all
necessary development permits and construction authorizations from the appropriate
State and Federal regulatory authorities including, but not limited to, the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, North St.
Lucie Water Control District and the South Florida Water Management District, prior to
the issuance of any local building permit or authorization to commence development
activities on the property described in Part B.
E. A copy of this Order shall be attached to the boundary/topographical survey drawing
described in Part A, which plan shall be placed on file with the St. Lucie County Planning
and Development Services Director.
F. This order shall be recorded in the Public Records of St. Lucie County.
ORDER effective the 8th day of May, 2013.
