AN ORDER GRANTING APPROVAL FOR A MINOR ADJUSTMENT
TO A FINAL PLANNED UNIT DEVELOPMENT SITE PLAN KNOWN
AS TROPICAL ISLES PUD
WHEREAS, the St. Lucie County Planning and Development Services Director has
reviewed the application for a Minor Adjustment to the Final Planned Unit
Development (PUD) Site Plan submitted by Tropical Isles Co-op, Inc., and the
comments of the St. Lucie County Planning and Development Services Department,
Planning Division staff on this application and made the following determinations.
1. Tropical Isles Co-op, Inc. requested a Minor Adjustment to the Final Planned
Unit Development (PUD) Site Plan to allow for accessible handicap structures
to encroach a maximum of 15 feet into the required front and street side yard
setbacks of 25 feet for single family residential lots. The subject 75.13 acre
PUD consists of 334 single family residential lots and is located approximately
2/3 mile south of Midway Road, on the east side of U.S. Highway No. 1 as
described in Part B below.
The Planning and Development Services Department, Planning Division staff
reviewed the site plan for the proposed project and found it to meet the
technical requirements of the St. Luce County Land Development Code and
to be consistent with the St. Lucie County Comprehensive Plan. Section 7.04
of the St. Lucie County Land Development Code allows for reductions in
required yard setbacks for accessible handicap structures.
2. The improvements allowed per this site plan adjustment will not increase the
dimension of any structure by more than 25 percent, alter any structure by
more than 100 feet, nor increase residential density, change any circulation
element, reduce any common open space and should have no impact to
minimum landscaping requirements.
3. The project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or
other matters affecting the public health, safety and general welfare.
4. All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site
design, landscaping and screening.

administrative action shall take place on the processing of this development
project until the appeal is resolved.
D. A copy of this Order shall be attached to the site plan drawings on file with the
St. Lucie County Planning and Development Services Director and mailed,
return receipt requested, to the developer and agent of record as identified on
the site plan application.
E. This Order shall be recorded in the Public Records of St. Lucie County.
