LUCIE 5 COUNTY AMENDING THE OFFICIAL ZONING ATLAS FOR FOUR CONTIGUOUS 6 PARCELS OF LAND TOTALING 27 ACRES M.O.L. OWNED BY FT. PIERCE LLC FROM 7 AR-1 (AGRICULTURAL, RESIDENTIAL - 1 DU/ACRE) TO INDUSTRIAL HEAVY (IH). 8 9 WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on 10 testimony and evidence, including, but not limited to the staff report, has made the following 11 determinations: 12 13 1. St. Lucie County has initiated an amendment to the Official Zoning Atlas for four 14 privately owned parcels totaling 27 acres (M.O.L.) from AR-1 (Agricultural, Residential 15 - 1 du/Acre) to Industrial Heavy (IH) to be consistent with the existing Future Land Use 16 Designation on the subject property of Industrial (IND). The subject parcels are located 17 in the eastern portion of the Midway Industrial Park (Plat Book 45-40). 18 19 2. On July 18, 2013, the St. Lucie County Planning and Zoning Commission held a public 20 hearing on the petition, of which due notice was published in the St. Lucie News 21 Tribune and recommended that the Board of County Commissioners approve the 22 change in zoning to Industrial Heavy (IH). 23 24 3. On August 20, 2013, the Board of County Commissioners of St. Lucie County, Florida, 25 held the first of two required a public hearings, of which due notice was published in 26 the St. Lucie News Tribune. 27 28 4. On September 3, 2013, the Board of County Commissioners of St. Lucie County, 29 Florida, held the second of two required a public hearings, of which due notice was 30 published in the St. Lucie News Tribune. 31 32 5. The proposed change in zoning satisfies the requirements of Section 11.06.03 of the 33 St. Lucie County Land Development Code and is consistent with the goals, objectives, 34 and policies of the St. Lucie County Comprehensive Plan. 35 36 6. The proposed change in zoning is consistent with the proposed use of the property 37 and the surrounding area. 38 39 NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie 40 County, Florida: 41 42 A. The proposed amendments to the Official Zoning Atlas for four privately owned parcels 43 totaling 27 acres (M.O.L.) from AR-1 (Agricultural, Residential - 1 du/Acre) to Industrial 44 Heavy (IH) to be consistent with the existing Future Land Use Designation of Industrial 45 (IND) for the subject property depicted in Exhibit "A" is approved. 46 47 B. The Planning and Development Services Director is hereby authorized and directed to 48 cause the change to be made on the Official Zoning Atlas of St. Lucie County, Florida, 49 and to make notation of reference to the date of adoption of this Resolution.
