LUCIE 5 COUNTY AMENDING THE OFFICIAL ZONING ATLAS FOR A 0.65 ACRE (M.O.L.) 6 PARCEL OF LAND OWNED BY SHAWN HEARING, FROM RS-4 (RESIDENTIAL, SINGLE- T FAMILY - 4 DU/ACRE) TO CO (COMMERCIAL OFFICE). 8 9 WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on 10 testimony and evidence, including, but not limited to the staff report, has made the following 11 determinations: 12 13 1. St. Lucie County has initiated an amendment to the Official Zoning Atlas fora 0.65 14 acre (MOL) parcel owned by Shawn Hearing from RS-4 (Residential, Single-family - 4 15 du/acre) to CO (Commercial Office) to be consistent with the existing Future Land Use 16 Designation on the subject property of COM (Commercial) and the River Park 17 Community Overlay Zone. 18 19 2. On September 26, 2013 the St. Lucie County Planning and Zoning Commission held a 20 public hearing on the petition, of which due notice was published in the St. Lucie News 21 Tribune and recommended that the Board of County Commissioners approve the 22 change in zoning to CO (Commercial Office). 23 24 3. On November 5, 2013, the Board of County Commissioners of St. Lucie County, 25 Florida, held a public hearings, of which due notice was published in the St. Lucie 26 News Tribune. 27 28 4. The proposed change in zoning is in compliance with the River Park Community 29 Overlay Zone, Section 4.02.00, satisfies the requirements of Section 11.06.03 of the 30 St. Lucie County Land Development Code and is consistent with the goals, objectives, 31 and policies of the St. Lucie County Comprehensive Plan. 32 33 6. The proposed change in zoning is consistent with the proposed use of the property 34 and the surrounding area. 35 36 NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie 37 County, Florida: 38 39 A. The proposed amendments to the Official Zoning Atlas fora 0.65 acre (MOL) parcel 40 owned by Shawn Hearing from RS-4 (Residential, Single-family - 4 du/acre) to CO 41 (Commercial Office) to be consistent with the existing Future Land Use Designation on 42 the subject property of COM (Commercial) and the River Park Community Overlay 43 Zone for the subject property depicted in Exhibit "A" is approved. 44 45 B. The Planning and Development Services Director is hereby authorized and directed to 46 cause the change to be made on the Official Zoning Atlas of St. Lucie County, Florida, 47 and to make notation of reference to the date of adoption of this Resolution. 48 49 C. This Resolution shall be recorded in the Public Records.
