AN ORDER GRANTING A LOT SPLIT APPROVAL FOR PROPERTY
CONSISTING OF 4.29 ACRES LOCATED ON LENNARD ROAD
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed
the application for Lot Split approval submitted by the property owner, VAZ, Inc. and made the
following determinations:
1. VAZ, Inc. petitioned for a Lot Split approval for property consisting of 4.29 acres of
property in the IL (Industrial, Light) Zoning District, located on the west side of Lennard
Road, at 10331 Lennard Road, Port St. Lucie, as described in Part B below.
2. The division of the parent tract creates two lots depicted on BoundarylTopographical
Survey of Portion of Section 12 Township 37 South, Range 40 East created by Robert F.
Kemerson, Professional Surveyor and Mapper, State of Florida (PSM) #6285 last
revised date November 8, 2013. The two lots are further described on the
boundary/topographical survey as "Lot Split Tract" consisting of 1.10 acres and "Parent
Tract Remainder" consisting of 3.14 acres.
3. The Development Review Committee has reviewed the lot split on the subject property
and found it to meet technical requirements of the St. Lucie County Land Development
Code and to be consistent with the St. Lucie County Comprehensive Pan.
4. Staff has provided an analysis of the parcel's eligibility for aone-time lot split pursuant to
Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is
found in a memorandum dated December 3, 2013 entitled VAZ, Inc., Lennard Road Lot
Split File No. LS 1020134685.
5. The lot split will not have an undue adverse effect on adjacent property, the character of
the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting
the public health, safety, and general welfare. An analysis of the Standards of Review
(LDC Section 11.03.04.D) may be found in a Planning and Development Services
memorandum entitled VAZ, Inc., Lennard Road Lot Split dated December 3, 2013.
6. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code provides
that no further division of an approved lot split is permitted unless a final record plat is
prepared and approved in accordance with the Code.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the VAZ,
Inc. Lot Split is hereby approved as shown on the boundary/topographical survey
prepared by Robert F. Kemerson, referenced in paragraph 2 for Velcon Group, Inc.,
dated 09/28/2013 revised through 11/08/2013 and date stamped 11/21/2013 by the
Planning and Development Services Department, subject to the following condition:

Prior to issuance of a Vegetation Removal Permit or Exemption, and/or
Building Permit the recorded warranty deeds reflecting final division of the
property describing the newly created parcels shall be provided to the
Planning and Development Services Department.
B. The property on which this Lot Split approval is being granted is described as follows:
THE SOUTH FIVE ACRES OF THE EAST HALF OF LOTS 1 AND 2, IN BLOCK 1, ST. LUCIE
GARDENS, SECTION 12, TOWNSHIP 37 SOUTH, RANGE 40 EAST, ACCORDING TO THE
PLAT THEREOF, AS RECORDED IN PLAT BOOK 1, PAGE 35, OF THE PUBLIC RECORDS
OF ST. LUCIE COUNTY, FLORIDA, LESS THE WEST 35 FEET OF THE EAST 50 FEET AND
ALL THAT PART OF THE ABOVE-DESCRIBED PROPERTY LYING WITHIN 50 FEET OF THE
SECTION LINE

C. The approvals granted by this administrative order shall expire on December 2, 2014,
unless warranty deeds are recorded in Public Records of St. Lucie County or an
extension request is submitted in writing 30 days prior to the expiration date
accompanied by a complete explanation of the reasons that the extension is necessary.
D. A copy of this Order shall be attached to the boundary/topographical survey drawing
described in Part A, which plan shall be placed on file with the St. Lucie County Planning
and Development Services Director.
E. This order shall be recorded in the Public Records of St. Lucie County.
