LUCIE COUNTY, FLORIDA WHEREAS, the Board of Adjustment of St. Lucie County, Florida, based on the testimony and evidence, including, but not limited to the staff report, has made the following determinations: 1. Idlewild Hutchinson Island, LLC, presented a petition for a Variance from the Provisions of Section 8.00.04(A), of the St. Lucie County Land Development Code, to permit the construction of a four foot high concrete wall to be located in any required front yard not to exceed a maximum height of four feet above the elevation of the center line of North Al A. The subject project is located at 4600 North Al A, for the property depicted on the attached map as Exhibit "A" and described below. 2. On August 27, 2014, the Board of Adjustment held a public hearing on the petition, after publishing a notice of such hearing and notifying by mail all owners of property within 500 foot of the subject property. 3. After consideration of the testimony presented during the public hearing, including staff comments and the standards of review for granting variances set out in Section 10.01.02, St. Lucie County Land Development Code, the Board of Adjustment has made the following determination: The requested variance has met the standards of review as set forth in Section 10.01.02, St. Lucie County Land Development Code and is not in conflict with the goals, objectives, and policies of the St. Lucie County Comprehensive Plan, because: 1. There was no objection from the property owners to the north orsouth of the subject property. 2. The variance granted will not have adverse impacts to other properly or improvements in the neighborhood. 3. The four foot concrete wall will be compatible and a continuation of the existing wall to the south of the subject property. 4. NOW, THEREFORE, BE IT RESOLVED by the Board of Adjustment of St. Lucie County, Florida: A. Idlewild Hutchinson Island, LLCl presented a petition for a Variance from the Provisions of Section 8.00.04(A), of the St. Lucie County Land Development Code, to permit the construction of a four foot concrete wall, two feet above the maximum height measured above the elevation of the center line of North Al A along the front property line in the HIRD (Hutchinson Island Residential District) Zoning District. . B. The property on which this variance is being granted is described as follows: GOVERNMENT LOT 2, LESS THE NORTH 1,199.16 FEET AND GOVERNMENT LOT 3, LESS THE SOUTH 1300 FEET. LYING EAST OF STATE ROAD A1A AND LYING AND BEING IN SECTION 14, TOWNSHIP 34 SOUTH, RANGE 40 EAST, ST. LUCIE COUNTY, FL. Parcel ID Number 1414-310-0006-000/8 (Location: 4600 North Al A, Fort Pierce) C. Based on the testimony and evidence presented, this variance is approved. D. An appeal from the Board of Adjustment's action may be processed in accordance with Section 10.01.07, of the St. Lucie County Land Development Code. E. This variance shall expire twelve months from the date of adoption unless a building permit is approved or an extension is granted in accordance with Section 10.01.06, of the St. Lucie County Land Development Code.
