LUCIE 5 COUNTY AMENDING THE OFFICIAL ZONING ATLAS FORA 0.43 ACRE (M.O.L.) 6 PARCEL OF LAND OWNED BY GREGORY CHILDRESS, FROM CO (COMMERCIAL 7 OFFICE) TO CN (COMMERCIAL NEIGHBORHOOD). 8 9 WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on 10 testimony and evidence, including, but not limited to the staff report, has made the following 11 determinations: 12 13 1. Mr. Gregory Childress, owner of the subject property located at 909 Midway Road, has 14 initiated an amendment to the Official Zoning Atlas fora 0.43 acre (MOL) parcel from 15 CO (Commercial Office) to CN (Commercial Neighborhood) to allow for a retail jewelry 16 store within the existing 2,919 square foot commercial building footprint. 17 18 2. St. Lucie County Planning and Development Services staff has performed the required 19 land use analysis for this application, which can be found in the Planning and 20 Development Services memorandum dated September 18, 2014, entitled "G. Alan's 21 Fine Jewelry and Coin Rezoning from CO (Commercial Office) to CN (Commercial 22 Neighborhood)." 23 24 3. On September 25, 2014, the St. Lucie County Planning and Zoning Commission held a 25 public hearing on the petition, of which due notice was published in the St. Lucie News 26 Tribune and recommended that the Board of County Commissioners approve the 27 change in zoning to CN (Commercial Neighborhood). 28 29 4. On October 7, 2014, the Board of County Commissioners of St. Lucie County, Florida, 30 held a public hearings, of which due notice was published in the St. Lucie News 31 Tribune. 32 33 5. The proposed change in zoning satisfies the requirements of Section 11.06.03 of the 34 St. Lucie County Land Development Code as outlined in the Planning and Zoning 35 Commission staff report dated September 18, 2014 and is consistent with the goals, 36 objectives, and policies of the St. Lucie County Comprehensive Plan. 37 38 6. The proposed change in zoning is consistent with the proposed use of the property 39 and the surrounding area. 40 41 NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie 42 County, Florida: 43 44 A. The proposed amendment to the Official Zoning Atlas fora 0.43 acre (MOL) parcel 45 owned by Gregory Childress from CO (Commercial Office) to CN (Commercial 46 Neighborhood) to allow for a retail jewelry store within the existing 2,919 square foot 47 commercial building footprint. 48 49 B. C. This Resolution shall be recorded in the Public Records. D.
