AN ORDER GRANTING APPROVAL TO ALLOW A
VEHICULAR USE AREA FOR " VEHICULAR
STORAGE TO BE CONSTRUCTED OF AN
ALTERNATE PAVING MATERIAL (MILLINGS)
SURFACE FOR THE PROJECT KNOWN AS
UNIQUE ANTIQUE SHOP.
WHEREAS, the St. Lucie County Planning and Development SeNices Director has reviewed the
request for the vehicular use area to be constructed of an alternate paving material (millings
surface and forward the request to the County Engineer for a recommendation for property located
at 4559 North US Hwy 1 and made the following determinations:
On August 1, 1990, the Board of County Commissioners of St. Lucie County, Florida,
adopted the St. Lucie County Land Development Code and has adopted amendments to
the Land Development Code through certain ordinances.
2. On May 15, 2012, the Board of County Commissioners of St. Lucie County, Florida,
adopted Ordinance 12-003 granting the Planning and Development Services Director the
authority to make the determination after full analysis of all potential impacts that an
alternate paving material (millings) surface is incompliance with the provisions of the Land
Development Code and the St. Lucie County Comprehensive Plan.
3. On October 17, 2014, the County Engineer per Land Development Code, Section
7.06.02(B)(3) approved plans to construct a vehicular use area for vehicular storage with an
alternative paving material (millings) for the subject property described in Part B.
4. The determination to allow a vehicular use area for vehicular storage to be constructed of an
alternate paving material (millings) surface is consistent with the general purpose, goals, and
objectives of the St. Lucie County Comprehensive Plan, the Land Development Code and
Ordinance 12-003, is in the best interest of the health, safety and public welfare of the citizens
of St. Lucie County, Florida.
5. The Development Review Committee reviewed the request and Planning Staff has
performed an analysis of the request to allow the vehicular use area for vehicular storage to
be constructed of an alternate paving material (millings) surface is found in the Planning
and Development Services Department Memorandum entitled Unique Antique Shop WDA
Analysis dated October 23, 2014.
6. The proposed project will. not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
.affecting the public health, safety, and general welfare.

7. All reasonable steps have been taken to minimize any adverse effect of the proposed
project on the immediate vicinity through building design, site design, landscaping, and
screening.
8. The proposed project will be constructed, arranged, and operated so as not to interfere with
the development and use of neighboring property, in accordance with St. Lucie County
Land Development Code requirements.
NOW, THEREFORE, BE IT ORDERED: by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Ordinance 12-003 and the Land Development Code the request from Unique
Antique Shop to allow the vehicular use area for vehicular storage to be constructed of an
alternate paving material (millings) surface is hereby approved. This site work shall be in
conformance with the plans prepared by Rudd Jones, P.E. & Associates, P.A date stamped
October 15, 2014 by the Planning Division of St. Lucie County, subject to the following
conditions of approval.
1) The issuance of County development permit does not in any way create any rights on
the part of the applicant to obtain a permit from a state or federal agency and does not
create any liability on the part of the County if the applicant fails to obtain requisite
approvals or fulfill the obligations imposed by a state or federal agency or undertakes
actions that result in a violation of state or federal law.
2) All other applicable state or federal permits must be obtained before commencement of
the development.
3) Within one year of this WDA approval the applicant shall remove all Category I invasive
exotic species.
B. The property on which this alternative paving material (millings) surface is being granted is
located at:
Address: 4559 North US Hwy 1, Fort Pierce
Parcel ID#'s: 1416-601-0025-000/6, 1416-601-0026-000/6, 1416-601-0027-000/0, and
1416-601-0028-000/7
C. This order shall be recorded in the Public Records of St. Lucie County.
