4 AN ORDER APPROVING LOT SPLIT FOR PROPERTY CONSISTING OF
5 273.474 ACRES LOCATED ON GLADES CUT-OFF ROAD

7 WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
8 application for an Lot Split submitted by Thomas Kiernan, PLS on behalf of Joan Sherrod and
9 made the following findings:

11 1. The Lot Split application submitted on behalf of Joan Sherrod has been approved for
12 property consisting of 273.424 acres of property zoned AG -5 (Agricultural -1 du/5ac) and
13 located on the west side of the northwesterly right of way of Glades Cut -Off Road and
14 legally described as follows:

16 THAT PORTION OF SECTION 20, TOWNSHIP 37 SOUTH, RANGE 38 EAST, ST. LUCIE
17 COUNTY, FLORIDA, LYING SOUTH OF THE NORTH LINE OF AN EASEMENT FOR
18 RIGHT-OF-WAY IN FAVOR OF FLORIDA POWER AND LIGHT COMPANY AS
19 DESCRIBED IN OFFICIAL RECORDS BOOK 253, PAGES 618 AND 619 OF THE
20 PUBLIC RECORDS OF ST. LUCIE OCUNTY, FLORIDA, (THE NORTH LINE OF SAID
21 EASEMENT FOR RIGHT-OF-WAY BEING 2323.33 FEET NORTH OF THE SOUTH LINE
22 OF SAID SECTION 20) AND WEST OF THE NORTHWESTERLY RIGHT-OF-WAY LINE
23 OF GLADES CUT-OFF ROAD.

27 2. The division of .the parent tract creates two lots depicted on the Boundary Survey created
28 by Thomas Kiernan, PLS dated March 23, 2015. The two lots are further described on
29 the boundary survey as proposed parcel "1", and proposed parcel "2".

31 3. The Development Review Committee has reviewed the lot split on the subject property
32 and found it to meet technical requirements of the Code and the standards of review in
33 Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent
34 with the St. Lucie County Comprehensive Pan.

36 4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to
37 Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is found
38 in a project summary and memorandum dated March 24, 2015 entitled Sherrod Lot Split,

42 NOW, THEREFORE, BE IT ORDERED:

44 A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
45 Sherrod Lot Split is hereby approved as shown on the boundary survey prepared by
46 Thomas Kiernan, PLS dated March 23, 2015 by the Planning and Development Services
47 Director, subject to the following conditions:

1. Prior to issuance of final approval of the subject lot split, two recorded warranty deeds
reflecting final division of the property describing the newly created parcels shall be
provided to the Permitting Section of the Planning & Development Services
Department.
2. No further division of the property is permitted unless a final record plat is submitted
in accordance with the Code.
B. A copy of this Order shall be. attached to the boundary survey described in hereinabove,
and shall be placed on file in the Planning and Development Services Department.
C. This Order shall be recorded in the Public Records of St. Lucie County.
