4 AN ORDER APPROVING LOT SPLIT FOR PROPERTY CONSISTING OF
5 51.18 ACRES LOCATED NEAR SNEAD ROAD

7 WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
s application for an Lot Split submitted by Jasmatie Jailall and Tollsienauth Doodnauth and made
9 the following findings:

11 1. The Lot Split application has been approved for property consisting of 51.18 acres of
12 property zoned AG -5 (Agricultural -1 du/5ac) and located approximately 2/3 of a mile west
13 of Sneed Road and legally described as follows:

15 COMMENCING AT THE WEST QUARTER CORNER OF SECTION 21, TOWNSHIP 35
16 SOUTH, RANGE 38 EAST, ST. LUCIE COUNTY, FLORIDA, RUN SOUTH 89°57'15"
17 EAST, ALONG THE QUARTER SECTION LINE, 120.33 FEET TO THE POINT OF
18 BEGINNING. FROM THE POINT OF BEGINNING RUN NORTH 00009'41" WEST,
19 ALONG THE EAST RIGHT OF WAY OF CANAL NO. C-24,1364.38 FEET; THENCE
20 SOUTH 89046'05" EAST, 1650.67 FEET; THENCE SOUTH 00°15'30" WEST, 1320.02
21 FEET; THEN NORTH 89°57'15" WEST 430.20 FEET; THENCE SOUTH 00002'45"
22 WEST 39.00 FEET TO THE AFOREMENTIONED QUARTER SECTION LINE; THENCE
23 NORTH 89057'15" WEST 1210.63 FEET ALONG SAID LINE, TO THE POINT OF
24 BEGINNING. ALL THE ABOVE SITUATE IN ST. LUCIE COUNTY, FLORIDA.

28 ' 2. The division of the parent tract creates two lots depicted on the Boundary Survey created
29 by Richard A. Dixon, PSM, dated March 7, 2015. The two lots are further described on
30 the boundary survey as proposed parcel "A", and proposed parcel "B".

32 3. The Development Review Committee has reviewed the lot split on the subject property
33 and found it to meet technical requirements of the Code and the standards of review in
34 Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent
35 with the St. Lucie County Comprehensive Pan.

37 4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to
38 Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is found
39 in a project summary and memorandum dated April14, 2015 entitled Jailall Lot Split, File
40 No. LS 320154850.

43 NOW, THEREFORE, BE IT ORDERED:

45 A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Jailall
46 Lot Split is hereby approved as shown on the boundary survey prepared by Richard A.
47 Mixon, PSM dated March 7, 2015 by the Planning and Development Services Director,
48 subject to the following conditions:

1. Prior to issuance of final approval of the subject lot split, two recorded warranty deeds
reflecting final division of the property describing the newly created parcels shall be
provided to the Permitting Section of the Planning & Development Services
Department.
2. No further division of the property is permitted unless a final record plat is submitted
in accordance with the Code.
B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress or
drainage service to the subject property herein.
C. A copy of this Order shall be attached to the boundary survey described in hereinabove,
and shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
