The Lot Split application has been approved for property consisting of 3 acres of property zoned AR -1 (Agricultural Residential), located approximately 1'/4 miles south of Midway Road, approximately 3/ of a mile east of NW St. James Drive, and legally described as follows: SEE ATTACHED "EXHIBIT A" PARCEL ID: 3409-705-0007-0007. 2. The division of the parent tract creates two lots depicted on the Boundary Survey created by Bloomster Professional Land Surveyors, revised May 13, 2015. 3. The Development Review Committee has reviewed the lot split on the subject property and found it to meet technical requirements of the Code and the standards of review in Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. The analysis is found in a project summary and memorandum dated May 19, 2015 entitled Merritt Lot Split, File No. LS 420154862. NOW, THEREFORE, BE IT ORDERED: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Chambliss Lot Split is hereby approved by the Planning and Development Services Director as shown on the boundary survey prepared by Bloomster Professional Land Surveyors, revised May 13, 2015 and subject to the following conditions: 1. Prior to issuance of final approval of the subject lot split, two recorded warranty deeds reflecting final division of the property describing the newly created parcels shall be provided to the Permitting Section of the Planning & Development Services Department. 2. No further division of the property is permitted unless a final record plat is submitted in accordance with the Code. B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property herein.
