The Lot Split application has been approved for property consisting of 32.66 acres of property zoned IL (Industrial, Light) and located in the northwest quadrant of the intersection of Kings Highway and Angle Road, and legally described as follows: ATTACHED AS EXHIBIT A 2. The division of the parent tract is depicted as 4 lots on the Boundary Survey created by David Taylor, PSM, dated July 10, 2015. 3. Lot A was split prior to 1990. Lot B and Lot C have a recorded United of Title recorded in OR Book 3768, Page 1440-1442 on July 15, 2015. 4. The Development Review Committee has reviewed the lot split on the subject property and found it to meet technical requirements of the Code and the standards of review in Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 5. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. The analysis is found in a project summary and memorandum dated July 27, 2015 for Citrus Rio File No. LS 720154884. NOW, THEREFORE, BE IT ORDERED: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Chambliss Lot Split is hereby approved by the Planning and Development Services Director as shown on the boundary survey prepared by David Taylor, PSM, revised July 23, 2015 and subject to the following condition: 1. No further division of the property is permitted unless a final record plat is submitted in accordance with the Code. B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property herein. C. A copy of this Order shall be attached to the boundary survey described in hereinabove, and shall be placed on file in the Planning and Development Services Department.
