4 AN ORDER APPROVING AN AFTER-THE-FACT LOT SPLIT FOR
5 PROPERTY CONSISTING OF 2.12 ACRES

7 WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
8 application for a Lot Split submitted by and made the following findings:

10 1. The Lot Split application has been approved for property consisting of 2.12 acres of
11 property zoned CG (Commercial General) and located approximately 700 feet north of
12 Savannah Club Blvd. on the West side of U.S. Hwy.1, and is legally described as follows:

18 3. The division of the parent tract is depicted on the Boundary Survey created by Charles H.
19 Blanchard, PSM, of Meridian Land Surveyors, signed October 12, 2015.

21 4. The Development Review Committee has reviewed the lot split on the subject property
22 and found it to meet technical requirements of the Code and the standards of review in
23 Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent
24 with the St. Lucie County Comprehensive Plan.

26 5. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to
27 Section 11.03.04 of the St. Lucie County Land Development Code. The analysis is found
28 in a project summary and memorandum dated October 16, 2015 for Uncle Bob's Self
29 Storage File No. LS 920154933.

41 1. No further division of the property is permitted unless a final record plat is submitted
42 in accordance with the Code.

44 B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any
45 private drives, roads, streets, easements, or rights-of-way providing ingress and egress or
46 drainage service to the subject property herein.

48 C. A copy of this Order shall be attached to the boundary survey described in hereinabove,
49 and shall be placed on file in the Planning and Development Services Department.
