AN ORDER GRANTING APPROVAL TO ALLOW DOG GROOMING WITHIN
THE CN (COMMERCIAL, NEIGHBORHOOD) ZONING DISTRICT FOR
CERTAIN PROPERTY LOCATED AT 10535-10541 SOUTH OCEAN DRIVE,
SOUTH HUTCHINSON ISLAND, JENSEN BEACH SITUATED IN ST. LUCIE
COUNTY, FLORIDA
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
request for a use determination to allow dog grooming business in the CN (Commercial,
Neighborhood) zoning district located at 10535-10541 South Ocean Drive and made the following
determinations:
1. On August 1, 1990, the Board of County Commissioners of St. Lucie County, Florida,
adopted the St. Lucie County Land Development Code and has adopted amendments to
the Land Development Code through certain ordinances.
2. On May 15, 2012, the Board of County Commissioners of St. Lucie County, Florida,
adopted Ordinance 12-003 granting the Planning and Development Services Director the
authority to make the determination after full analysis of all potential impacts that a
proposed use is in compliance with the provisions of the Land Development Code and the
St. Lucie County Comprehensive Plan
3. The proposed use will not have an undue adverse effect on parking, utility facilities, or other
matters affecting the public health, safety, and general welfare while located at 10535-
10541 South Ocean Drive.
4. The proposed use on the subject property is consistent with the general purpose, goals, and
objectives of the St. Lucie County Comprehensive Plan, the Land Development Code and is
in the best interest of the health, safety and public welfare of the citizens of St. Lucie County,
Florida.
5. This parcel is located on an arterial road, which acts as the only location for South
Hutchinson Island neighborhood services.
6. Allowing this service on South Hutchinson Island will reduce vehicle miles traveled by
providing a needed service for the surrounding neighborhood.
7. This parcel is adjacent to a restaurant, a convenience store and other high traffic uses.
NOW, THEREFORE, BE IT ORDERED: by the Planning and Development Services Director of
St. Lucie County, Florida:
A. The dog grooming business has been determined to be consistent with similar permitted

uses in the CN (Commercial, Neighborhood) zoning district, and as such, is determined to
be a permitted use in this zoning district subject to the following conditions of approval.
1. Hours of operation are limited to Monday thru Saturday 8:00am to 5:00pm.
2. Dogs must stay within the subject property boundaries when they need tobe walked.
3. Clients must use front entrance only for drop off and pick up of their pets.
B. The property on which this use is being granted is described as follows:

Location: 10535-10541 South Ocean Drive, South Hutchinson Island, Jensen Beach
C. This Order shall only constitute approval of a dog grooming business as a permitted use
located at 10535-10541 South Ocean Drive located within the CN (Commercial,
Neighborhood) zoning district of the unincorporated area of St. Lucie County.
D. This order shall be recorded in the Public Records of St. Lucie County.
ORDER effective the 22nd day of February, 2016.
