SOUTHWEST QUADRANT OF LOOP ROAD AND JENKINS ROAD oo��m Z o m N WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the D g o 9 application for a Lot Split submitted by James Turner and Apple Machine & Supply Company and m A z = made the following findings: oma j TE X j 1. The Lot Split application has been approved for property consisting of 6.305 acres of o W o property zoned AR -1 (Agricultural - 1 du/ac) and located approximately 700 feet north of M the intersection of Orange Avenue and Jenkins road and legally described as follows: 0 o SEE ATTACHMENT "A" o �2. The division of the subject property creates two lots depicted on the Boundary Survey(s) created by Alexander Piazza, PSM, dated February 22, 2016. The two lots are further . described on the boundary survey as proposed parcel "A", and proposed parcel "B". -zz _ 3. The Development Review Committee has reviewed the lot split on the subject property 23 and found it to meet technical requirements of the Code and the standards of review in 24 Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent 25 with the St. Lucie County Comprehensive Pan. 26 27 4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to 28 Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is found 29 in a:project summary and memorandum dated March 21, 2016 entitled James Turner Lot 30 Split, File No. LS 320164992. 31 32 5. On April 6, 2016, David Sowerby, attorney for James Turner and Apple Machine & Supply 33 Company recorded a "Declaration of Unity of Title" for the original three parcels and further 34 declared in the same document a property split into two parcels. This document is 35 recorded in OR Book 3854, Page 485-487 Official Records, St. Lucie County. 36 37 6. On April 6, 2016, two Quitclaim Deeds were also recorded in OR Book 3854 Pages 488- 38 491, finalizing the property split into two separate parcels. 39 40 41 NOW, THEREFORE, BE IT ORDERED: r A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the James Turner Lot Split is hereby approved after the fact as shown on the boundary surrey prepared by Alexander Piazza, PSM dated February 22, 2016 by the Planning and 'Development Services Director, subject to the following conditions: File No.: LS 320164992 April 7, 2016 PDS No. 16-016 Page 1 42 43 44 45 46 47 48 49 r A. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any 5 private drives, roads, streets, easements, or rights-of-way providing ingress and egress or 6 drainage service to the subject property herein. 7 8 C. A copy of this Order shall be attached to the boundary survey described in hereinabove, 9 and shall be placed on file in the Planning and Development Services Department. 10 11 D.
