aliens, remises, releases, conveys and confirms unto the Grantee forever, all that certain land situate,

or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantor hereby covenants with the Grantee that at the time of the delivery of this
deed, the premises were free from all encumbrances made by Grantor and that Grantor will warrant
and defend the same against the lawful claims and demands of all persons claiming by, through or
under Grantor, but against none other.
