A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF
ST. LUCIE COUNTY DENYING A CHANGE IN ZONING FROM THE IL
(INDUSTRIAL, LIGHT) ZONING DISTRICT TO THE I (INSTITUTIONAL)
ZONING DISTRICT FOR A PARCEL LOCATED IN ST. LUCIE COUNTY,
FLORIDA.
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on
the testimony and evidence, including, but not limited to the staff report, has made the
following determinations:
NDW, Holdings, LLC petitioned for a change in zoning from the IL (Industrial,
Light) Zoning District to the I (Institutional) Zoning District for a 1.93 acre parcel
depicted on Exhibit "A" and described in Part A below.
2. On March 17, 2016, the St. Lucie County Planning and Zoning Commission held
a public hearing on the petition, after publishing notice at least 10 days prior to
the hearing and notifying by mail all owners of property within 500 feet of the
subject property, and recommended that the Board of County Commissioners
approved the change in zoning from the IL (Industrial, Light) Zoning District to
the I (Institutional) Zoning District.
3. On May 3, 2016, this Board held a public hearing on the petition, after publishing
notice at least 10 days prior to the hearing and notifying by mail all owners of
property within 500 feet of the subject property.
4. As outlined in the County staff memorandum, the proposed change in zoning has
not satisfied the requirements of Section 11.06.03 of the St. Lucie County Land
Development Code and is inconsistent with the goals, objectives, and policies of
the St. Lucie County Comprehensive Plan.
5. The proposed change in zoning is not consistent with the existing and proposed
industrial use of property in the surrounding area.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St.
Lucie County, Florida:
