A RESOLUTION OF THE ST. LUCIE COUNTY BOARD OF COUNTY
COMMISSIONERS GRANTING SOVRAN ACQUISITION LTD PARTNERSHIP
A MAJOR ADJUSTMENT TO CONDITIONAL USE FOR A SELF STORAGE
FACILITY IN THE CG (COMMERICAL, GENERAL) ZONING DISTRICT FOR
PROPERTY LOCATED AT 8531 SOUTH US HIGHWAY 1 IN ST. LUCIE
COUNTY, FLORIDA.
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based
on the testimony and evidence, including but not limited to the staff report, has made
the following determinations:
1. Sovran Acquisition Ltd Partnership presented a petition for a Major
Adjustment to an existing Conditional Use project to add one acre of land
and 29,037 square feet of building square footage and change the project
name for the existing self storage facility in the CG (Commercial, General)
Zoning District for the property located at 8531 South US Highway 1,
approximately '/4 mile north of Savanna Club Boulevard as described in
Part B below and depicted in Exhibit "A".
2. On May 13, 1986, through Resolution 86-94, the St. Lucie County Board
of County Commissioners approved site plan drawings for the petition
property prepared by Culpepper & Terpening dated January 9, 1986, last
revised April 29, 1986 and date stamped by the Community Development
Director on July 1, 1996 for the project known as Stor-it Mini -storage.
3. On October 7, 1997, through Ordinance 97-009, the St. Lucie County
Board of County Commissioners approved the transferal of warehousing
and storage services — household goods warehousing and storage from
the permitted uses to the conditional uses in the CG (Commercial,
General) Zoning, resulting in the subject existing conditional use
classification of the subject storage facility.
4. On July 5, 2016, the St. Lucie Board of County Commissioners held a
public hearing on this petition, after publishing a notice of such hearing
and notifying by mail all owners of property within 500 feet of the subject
property.
5. The proposed Major Adjustment to the existing Conditional Use is
consistent with the goals, objectives, and policies of the St. Lucie County
Comprehensive Plan and has satisfied the requirements of Section
11.07.05(E)(2) of the St. Lucie County Land Development Code.

6. The proposed modification is in substantial conformity to the existing
conditional use and will not have an undue adverse effect on adjacent
property, the character of the neighborhood, traffic conditions, parking,
utility facilities, or other matters affecting the public health, safety and
general welfare.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St.
Lucie County, Florida:
A. Pursuant to Section 11.07.05(E)(2) of the St. Lucie County Land Development
Code, a Major Adjustment to an existing Conditional Use for Sovran
Acquisitions Ltd Partnership to change the applicant and project name of the
Conditional Use and add one acre of land and expand the building square
footage for the existing self storage facility in the CG (Commercial, General)
Zoning District is hereby granted for the property described below, subject to
the following condition:
This conditional use site improvements and operation areas shall be consistent
with Resolution 2016-105 approving the site plan drawings prepared by
Schulke, Bittle & Stoddard, L.L.C., date stamped received by the St. Lucie
County Planning Division on June 6, 2016. Major or minor revisions to the site
plan may be made consistent with the County's Land Development Code.
B. The property on which this Major Adjustment to an existing Conditional Use is
being granted is described as follows:

C. This Conditional Use Permit shall expire on July 5, 2017, unless the developer
has obtained a building permit or zoning compliance approval for the uses
described in Part A above, or an extension has been granted in accordance with
Section 11.07.05(F), St. Lucie County Land Development Code.
D. The approvals and authorizations granted by this Resolution are for the purpose
of obtaining a building permit or zoning compliance from St. Lucie County, and
are not assigned to any other party or institution. Should the applicant choose or
decide to assign this business to another entity or individual, an adjustment to the
conditional use permit shall be required.
E. The Certificate of Capacity granted by the Planning and Development Services
Director on July 6, 2016 shall remain valid for the period of this development
order. If this order expires or otherwise terminates, the certificate of capacity
shall automatically terminate.
F. The St. Lucie County Planning and Development Services Director is hereby
authorized and directed to cause the notation of this resolution to be made on
the Official Zoning Map of St. Lucie County, Florida, and to make notation of
reference to the date of adoption of this resolution.
