A RESOLUTION APPROVING A VARIANCE FOR
CERTAIN PROPERTY LOCATED IN ST. LUCIE COUNTY, FLORIDA
WHEREAS, the Board of Adjustment of St. Lucie County, Florida, based on the testimony and
evidence, including, but not limited to the staff report, has made the following determinations:
Petition of Outfront Media, LLC for two (2) variances from the provisions of Section
9.02.02(D) and (G) — Billboards, of the St. Lucie .County Land Development Code to
replace an existing billboard with a new 45 foot high, double -face, LED billboard that will
exceed the maximum 35 foot height requirement and install the new billboard that will be
located 95 feet from a Planned Unit Development.
2. On August 24, 2016 this Board held a public hearing on ,the petition, after publishing a
notice of such hearing, installing a sign on property and notifying by mail all owners of
property within 500 feet of the subject property.
3. After consideration of the testimony presented during the public hearing, including staff
comments, exhibits, and the standards of review for granting variances set out in Section
10.01.02, St. Lucie County Land Development Code, the Board of Adjustment has made
the following determinations:
The requested variances meet the standards of review as set forth in Section 10.01.02,
St. Lucie County Land Development Code and are not in conflict with the goals,
objectives, and policies of the St. Lucie County Comprehensive Plan, because
a) There were no written or oral objections made from the public in regards to these
variances, and
b) The variances do not impair or otherwise injure other property or improvements
in the area. The 45 -foot billboard height will provide no visual obstructions for the
traffic traveling on US Highway No. 1.
NOW, THEREFORE, BE IT RESOLVED by the Board of Adjustment of St. Lucie County,
Florida:
A. The petition of Outfront Media, LLC for two (2) variances from the provisions of Section
9.02.02(D) and (G) — Billboards, of the St. Lucie County Land Development Code to
replace an existing billboard with a new 45 foot high, double -face, LED billboard that will
exceed the maximum 35 foot height requirement and install the new billboard that will be
located 95 feet from a Planned Unit Development for the property depicted on the
attached map as Exhibit "A" and described as follows:

B. Based on the evidence presented, this variance is approved subject to the following
conditions:
1. The billboard shall not operate at a brightness level of more than 0.3 foot candles
above ambient light, as measured using a foot candle meter at a distance of 200
feet from the billboard. If the County receives any complaint pertaining to glare
or brightness from a property owner residing within 500 feet of the billboard, the
owner of the billboard shall work cooperatively with the land owner. and the
County to reduce the brightness level.
2. Prior to the issuance of a building permit, Outfront Media, LLC shall enter into a
"Billboard Reconstruction Agreement" with the St. Lucie County that will make
the billboard available at no cost to the County for the dissemination of public
service information.
C. An appeal from the Board of Adjustment's action may be processed in accordance with
Section 10.01.07, of the St. Lucie County Land Development Code.
