A PLANNING AND DEVELOPMENT SERVICES DIRECTOR ORDER
DEFINING A CLASS A MOBILE HOME AS A SINGLE FAMILY DETACHED
DWELLING UNIT IN THE AG -5 (AGRICULTURAL -1 DWELLING UNIT /5
ACRES) ZONING DISTRICT
WHEREAS, the St. Lucie County Planning and, Development Services Director has
reviewed the request of Jake and Kayla Crouch and made the following determinations:
1. Jake and Kayla Crouch requested a Class A Mobile Home Permit to be defined as a
as a detached single family dwelling unit in the AG -5 (Agricultural — 1 du/5 acres)
Zoning District for the property described below and depicted on Exhibit A.
2. On December 5, 2016 mail notices were sent to all owners of property within 500
feet of the subject property. No written objections for the request were received by
the Planning Division within fourteen (14) calendar days of receiving said notice.
3. Staff has performed a detailed analysis of the request and determined it to be
consistent with Section 11.05.02. — Class A Mobile Home Permits, of St. Lucie
County Land Development Code. The analysis is found in the Planning and
Development Services Director Memorandum entitled Jake and Kayla Crouch —
Class A Mobile Home Permit dated December 30, 2016.
NOW, THEREFORE, BE IT ORDERED:
A. The St. Lucie County Planning and Development Services Director hereby approves
the request of Jake and Kayla Crouch to define a Class A Mobile Home as a
detached single family dwelling unit to be located the following described property
and as depicted in Exhibit A.
Legal Description: The North 275.58 feet of the South 2310.58 feet of the
East 790.00 feet of the West 890.00 feet of Section 29,
Township 36 South, Range 38 East, St. Lucie County,
Florida.

B. This approval is subject to the following conditions:
1. Prior to the issuance of a building permit, the property owner shall provide
non-binding wetland jurisdictional determinations and/or permits from
South Florida Water Management District. If any wetland impacts are
identified as a result of the proposed development, a wetland waiver from
the Environmental Resources Department shall be required.
2. Prior to the issuance of a Certificate of Occupancy, all Category 1 invasive
species shall be eradicated from the subject legally described property.
C. The property owner shall obtain all applicable development permits and
construction authorizations from the appropriate State and Federal and local
regulatory agencies including, but not limited to, the United States Army Corps
of Engineers, the Florida Department of Environmental Protection, South Florida
Water Management District, St. Lucie County Environmental Resources and St:
Lucie County Building Department prior to the commencement of any
development activities on the property described in Part A. Issuance of this
permit by the County does not in any way create any rights on the part of the
developer to obtain a permit from a state or federal agency and does not create
any liability on the part of the County for issuance of this permit if the developer
fails to obtain requisite approvals or fulfill the obligations imposed by a state or
federal agency or undertake actions that may result in a violation of state or
federal law.
D. A copy of this Order shall be attached to the building permit, which shall be placed
on file with the St. Lucie County Planning and Development Services Director.
E. This order shall be recorded in the Public Records of St. Lucie County.
