The Lot Split application has been approved for property zoned AG -5 (1 du/5 ac) 12 consisting of 17.89 acres and legally described as follows: 13 14 SEE ATTACHMENT "A" 15 16 2. The division of the subject property creates two lots depicted on the revised Boundary 17 Survey(s) created by Charles Arnold, PSM, dated 6/27/2017. Parcel A consisting of 15.49 is acres and Parcel B consisting of 2.4 acres. 19 20 3. MJT Holdings, Inc. is purchasing the 2.4 acre parcel that abuts their parcel to the east. 21 The same will be unified with their larger 32.89 acre parcel 4104-233-0002-000-1 22 23 4. The Development Review Committee has reviewed the lot split on the subject property 24 and found it to meet technical requirements of the Code and the standards of review in 25 Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent 26 with the St. Lucie County Comprehensive Pan. 27 28 5. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to 29 Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is found 30 in a project summary and memorandum dated June 27, 2017 entitled Moore/MJT Holding 31, Lot Split, File No. LS 520175132. 32 33. 34 NOW, THEREFORE, BE IT ORDERED: 35 36 A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot 37 Split as described hereinabove is approved as shown on the revised boundary survey 38 prepared by Charles Arnold PSM, dated June 27, 2017 by the Planning and Development 39 Services Director, subject to the following conditions: 40 41 1. Co -applicant, MJT Holdings, Inc. shall file a unity of title with the Property Appraiser's 42 office combining the 2.4 acre parcel with parcel .4101-233-0002-000-1. No 43 development on either parcel shall be approved until the lot combination is complete. 44 45 2. No further division of parcel 4104-212-0012-020-5 is permitted unless a final record 46 plat is submitted in accordance with the Code. 47 48 B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any 49 private drives, roads, streets, easements. or rights-of-way providing ingress and egress or 50 drainage service to the subject property herein.
