The Lot Split application has been approved for property zoned AG -5 (1 du/5 ac) consisting of 38.82 acres m.o.l. and legally described as follows: THE NORTHEAST'/4 OF THE SOUTHWEST'/4 OF SECTION 3, TOWNSHIP 35 SOUTH, RANGE 38 EAST, ST. LUCIE COUNTY, FLORIDA, LESS RIGHTS OF WAY FOR ROADS AND DRAINAGE CANALS. 2. The division of the subject property creates two lots depicted on the revised boundary survey(s) created by Charles Arnold, PSM, dated 10/14/2017. Parcel A consisting of 19.41 acres and Parcel B consisting of 19.41 acres. 3. Staff has reviewed the lot split on the subject property and found it to meet technical requirements of the Code and the standards of review in Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to Section 11. 03.04 of the St. Lucie County Land Development Code. That analysis is found in a project summary and memorandum dated October 16, 2017 entitled Ashton, Joel & Ann Lot Split, File No. LS 920175197. NOW, THEREFORE, BE IT ORDERED: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot Split as described hereinabove is approved as shown on the revised boundary survey prepared by Charles Arnold PSM, dated September 17, 2017, by the Planning and Development Services Director, subject to the following conditions: No further division of the property is permitted unless a final record plat is submitted in accordance with the Code. (Section 11.03.01, LDC) B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property herein. C. A copy of this Order shall be attached to the boundary survey described in hereinabove, and shall be placed on file in the Planning and Develonmpnt Services Department. JOSEPH E.
