KNOW ALL MEN BY THESE PRESENTS that the undersigned, LOTUS ASSET
MANAGEMENT, LLC, a Florida limited liability company, "GRANTORS", whose mailing address
is 1942 8t" Avenue North, Lake Worth, FL 33461 for and in consideration of the sum of One
Dollars ($1.00), to them in hand paid the receipt of which is hereby acknowledged, does hereby
convey and grant to ST. LUCIE COUNTY. a Political Subdivision of the State of Florida,
"GRANTEE", whose mailing address is 2300 Virginia Avenue, Ft. Pierce, FL 34982, for the use
and benefit of the general public the privilege and easement for the installation, maintenance,
operation, repair, replacement, or renewal of drainage facilities in, under, upon, along, over,
and across the following described land in St. Lucie County, Florida, to -wit:
SEE EXHIBIT "A" ATTACHED
TO HAVE AND TO HOLD the same unto the GRANTEE, its successors and assigned forever.
Access to the above strip of land over the adjoining lands of the GRANTORS is hereby granted.
The GRANTEE may remove, cut or trim trees, bushes, and saplings growing upon or extending
over said strip of land so far as may be reasonably necessary in the installation, maintenance,
operation, repair, replacement, or renewal of any of the above mentioned utilities or
improvements.
The GRANTORS reserve the use of said strip of land for any use not inconsistent herewith, but
no buildings or structures shall be erected or placed on said strip of land by GRANTORS. The
rights herein granted may be assigned in whole or in part.
The undersigned hereby covenant and warrant that they own the said land and have the right
to grant this easement.

Beginning at an Iron Pipe at the intersection of the West line of North Second Street and the North line of tends conveyed by Fon Pierce Financing
and Construction Company to Rinker, Inc., by deed recorded in Deed book 170, page 562, St Lucie County, Florida, Public Records, run thence
North 89'49'30" West along the North line of said Rinker land 219 77 feet, to an iron pipe on the Northerly right of way line of Florida East Coast
Railway Company Spur Tract No. 92, a$ the same Is described in right of way deed from Fort Pierce Financing and Construction Company to Florida
East Coast Railway Company, recorded In Deed Book 162, page 130, St. Lucie County, Florida, Public Records, thence along the Nonheny right of
way line of said Tract No. 92, from a chord bearing North 25452T' West, run on a circular curve concave to the Northeast, of radius 506.67 feet,
through a central angle of le°33'56"; an arc distance of 164.17 feet, to an iron pipe at the intersection with the Easterly right of way line of the Florida
