AND ADDING SAME TO 625 7 KEARNEY ROAD. 8 9 WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the 10 application for a Lot Line Adjustment in the name of Robert Case, and makes the following 11 findings: 12 13 1. The Lot Line Adjustment has been approved for property zoned RS -3 (3 du/1 ac) which 14 consists of a shift of the eastern property line consisting of 293.72 linear feet to the west 15 by 14 feet for a total loss of 4,112 m.o.l. and adding the same to the lot to the east. The 16 property located at 627 Kearney Road consists of and is legally described as follows: 17 2. 18 LOTS 13 AND 14, BLOCK 2, WHITE CITY ESTATES, A 19 SUBDIVISION ACCORDING TO PLAT BOOK 9, PAGE 48, 20 OF THE PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. 21 22 PARCEL ID: 3410-601-0034-000-0 23 24 2. Robert Wade owns both parcels 3410-601-0034-000-0 and 3410-601-0036-000-4. The 25 first parcel consisting of 44,058 square feet m.o.l. is being contracted by 4,112 square feet 26 and added to the second parcel which currently consists of 22,029 square feet m.o.l. 27 28 3. The division of the property (PDS 17-044) creating two lots depicted on the revised 29 Boundary Survey(s) created by Michael T. Owen, PSM dated 8/31/2017 will need 30 additional property for existing structures to meet setbacks. 31 32 4. Staff has reviewed the lot line adjustment on the subject property and found it to meet 33 technical requirements of the Code and the standards of review in Section 11.03.04.D of 34 the St. Lucie County Land Development Code and to be consistent with the St. Lucie 35 County Comprehensive Plan. 36 37 5. Staff has provided an analysis of the parcels eligibility for a one-time split pursuant to 38 Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is found 39 in a project summary and memorandum dated November 20, 2017 entitled Robert Case 40 Lot Split, File No. LS 720175176. 41 42 NOW, THEREFORE, BE IT ORDERED: 43 44 A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot 45 Line Adjustment as described hereinabove is approved as shown on the revised boundary 46 survey prepared by Michael T. The owner shall provide the county with a recorded warranty deed with the new legal description for the parent parcel described hereinabove. 2. There shall be no further division of the subject parcel listed hereinabove. B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property herein. C. A copy of this Order shall be attached to the boundary survey described in hereinabove, and shall be placed on file in the Planning and Development Services Department. D.
