LOCATED AT 625 KEARNEY ROAD WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the application for a Lot Split (and Lot Line Adjustment) in the name of Robert Case, and makes the following findings: The Lot Split has been approved for property zoned RS -3 (3 du/1 ac) consisting of 22,029 square feet m.o.l consisting of and legally described as follows: LOT 15, BLOCK 2, WHITE CITY ESTATES, A SUBDIVISION ACCORDING TO PLAT BOOK 9, PAGE 48, OF THE PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. 3. The division of the subject property creates two lots depicted on the revised Boundary Survey(s) created by Michael T. Owen, PSM dated 8/31/2017. Parcel A consisting of 12,880.51 square feet and Parcel B consisting of 13,260.94 square feet. The same includes the addition of 4,112 square feet m.o.l. extracted from the parcel to the west which was approved in PDS 17-043. 4. Staff has reviewed the lot split on the subject property and found it to meet technical requirements of the Code and the standards of review in Section 11.03.04.D of the St. Lucie County Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 5. Staff has provided an analysis of the parcels eligibility for a one-time split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is found in a project summary and memorandum dated November 20, 2017 entitled Robert Case Lot Split, File No. LS 720175176. NOW, THEREFORE, BE IT ORDERED: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot Split and Lot Line Adjustment as described hereinabove is approved as shown on the revised boundary survey prepared by Michael T. Owen, PSM, dated August 31, 2017 by the Planning and Development Services Director, subject to the following conditions: 1. The owner shall provide the county with two recorded warranty deeds with the new legal descriptions for parcels A and B as shown on the survey prepared by Michael T. Owen, PSM, dated 8/31/2017. 2. There shall be no further division of the subject parcels listed hereinabove. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property herein. C. A copy of this Order shall be attached to the boundary survey described in hereinabove, and shall be placed on file in the Planning and Development Services Department. D.
