AN ORDER APPROVING AN AFTER -THE -FACT LOT SPLIT FOR
PROPERTY CONSISTING 3.82 ACRES LOCATED IN THE SOUTHEAST
QUADRANT OF AVENUE M AND ANGLE ROAD
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Clay Yates, Esq. on behalf of Terrence Ash and Anthony
Difrancesco, Jr. and made the following findings:
1. The Lot Split application has been approved for property zoned IL (Industrial -- Light)
consisting of 3.82 acres, has a parcel id of 2406-411-0015-00012, and is legally described
as follows:

2. The division of the subject property created two lots depicted on the revised Boundary
Survey(s) created by Gregory Fleming, PSM, dated 2/13/2018. Parcel (tract) "A" is owned
by Terrance Ash, consists of 3.2 acres m.o.l., and Parcel (tract) "B" is owned by Anthony
Difrancesco, Jr. and consists of .62 of an acre m.o.l.
3. Staff has reviewed the lot split on the subject property and found it to meet technical
requirements of the Code as conditioned and the standards of review in Section
11.03.04.D of the St. Lucie County Land Development Code and to be consistent with the
St. Lucie County Comprehensive Pan.
4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to
Section 11. 03.04 of the St. Lucie County Land Development Code. That analysis is found
in a project summary and memorandum dated April 13, 2018 entitled Terrence Ash Lot
Split, File No. LS 420185295.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split as described hereinabove is approved as shown on the boundary survey prepared
by Gregory Fleming, PSM, dated 2/13/2018, by the Planning and Development Services
Director, subject to the following conditions:
Co -applicant, Anthony Difrancesco, shall file a combination of parcels with the
Property Appraiser's office combining the .62 of an acre with his parcel 2406-412-
0002-000-1
2. No further division of parcel 2406-411-0015-00012 is permitted unless a final record
plat is submitted in accordance with the Code.

private drives, roads, streets, easements, or rights-of-way providing ingress and egress or
drainage service to the subject property herein.
C. A copy of this Order shall be attached to the boundary survey described in hereinabove,
and shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
