AN ORDER APPROVING A LOT SPLIT FOR PROPERTY CONSISTING
322.41 ACRES LOCATED ON CARLTON ROAD THREE MILES SOUTH
OF OKEECHOBEE ROAD.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split in the name of Robert Teague, Jr. and makes the following findings:
1. The Lot Split application has been approved for property zoned AG -5 (1 du/5 ac)
consisting of 322.41 acres m.o.l. and legally described as follows:
THE NORTH 1/2 OF SECTION 28, TOWNSHIP 36 SOUTH, RANGE 38 EAST,
AND THE NORTH 25 FEET OF THE SOUTH'/ OF SECTION 28, TOWNSHIP 36
SOUTH, RANGE 38 EAST, LESS AND EXCEPT CARLTON ROAD RIGHT OF
WAY, ST. LUCIE COUNTY, FLORIDA.
2. The division of the subject property creates two lots depicted on the revised boundary
survey(s) created by Peter Andersen, PSM, dated 41912018. Parcel 1 consists of 300
acres m.o.l. and Parcel 2 consists of 22.41 acres m.o.l.
3. Staff has reviewed the lot split on the subject property and found it to meet technical
requirements of the Code and the standards of review in Section 11.03.04.D of the St.
Lucie County Land Development Code and to be consistent with the St. Lucie County
Comprehensive Plan.
4. Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to
Section 11. 03.04 of the St. Lucie County Land Development Code. That analysis is found
in a project summary and memorandum dated April 27, 2018 entitled Robert Teague, Jr.
Lot Split, File No. LS 320185287.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split as described hereinabove is approved, as shown on the revised boundary survey
prepared by Peter Andersen, PSM, dated 41912018, by the Planning and Development
Services Director, subject to the following condition:
No further division of the property is permitted unless a final record plat is submitted
in accordance with the Code. (Section 11.03.01, LDC)
B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress or
drainage service to the subject property herein.
C. A copy of this Order shall be attached to the boundary survey described in hereinabove,
and shall be placed on file in the Planning and Development Services Department.
