AN ORDER APPROVING AN LOT SPLIT/BOUNDARY ADJUSTMENT
FOR PROPERTY CONSISTING 93.33 ACRES LOCATED ONE MILE
SOUTH OF OKEECHOBEE ROAD ON PEACOCK ROAD.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split in the name of Shamrock J's Holdings, LLC and Agricultural Air Services,
LLC and makes the following findings:
1. The Lot Split application has been approved for property zoned AG -5 (1 du/5 ac)
consisting of 93.33 acres m.o.l. and legally described as follows:
THE SW'/4 OF THE NE A LESS THE NORTH 787.65 FEET, THE NW'/4 OF THE
SE '/4, AND THE NE/40F THE SE '/4, LESS ROAD AND CANAL RIGHTS OF
WAYS, ALL LYING AND BEING IN SECTION 12, TOWNSHIP 36 SOUTH,
RANGE 38 EAST, ST. LUCIE COUNTY, FLORIDA.
2. The division of the subject property creates two lots depicted on the boundary survey(s)
created by Robert N. Johnson, PSM, dated 2/8/2018. Parcel A consisting of 15.34 acres
and Parcel B consisting of 77.99 acres.
3. Shamrock J's Holdings, LLC owns parcel 3212-131-0003-00014 to the north of Parcel
A. Applicant Shamrock J's is purchasing Parcel A consisting of 15.34 acres which abuts
their property to the south thereby shifting their property line to the south by 524 feet m.o.l.
4. Staff has reviewed the lot split/boundary adjustment on the subject property and found it
to meet technical requirements of the Code and the standards of review in Section
11.03.04.D of the St. Lucie County Land Development Code as conditioned below and to
be consistent with the St. Lucie County Comprehensive Plan.
5. Staff has provided an analysis of the parcel's eligibility for a Lot Line Adjustment pursuant
to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis is
found in a project summary and memorandum dated May 30, 2018 entitled Shamrock J's
LLC, lot split LS 320185293.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split/boundary adjustment as described hereinabove is approved as shown on the
boundary survey prepared by Robert N. Johnson, PSM, dated February 8, 2018, by the
Planning and Development Services Director, subject to the following conditions:
1. Within 90 days of this approval, Parcel A as depicted on the Survey dated 2/812018
referenced above shall be combined with the northern parcel owned by Shamrock J's
Holdings, LLC, parcel 3212-131-0003-00014 in order to complete the lot line
adjustment. If this transaction is not completed within 90 days of the recorded date of
the Order approving the lot split/lot line adjustment, the Order shall be considered null
and void.

2. Within 90 days of this approval or first building permit, the applicants, property owners,
developers, their successors or assigns, shall convey to St. Lucie County, in a manner
or form acceptable to the County Attorney, 20 -feet of right-of-way along the western
property boundary adjacent to Peacock Road.
3. No further division of the property is permitted unless a final record plat is submitted
in accordance with the Code. (Section 11.03.04, LDC)
B. St. Lucie County will require that current and/or future lot owners and their heirs and
assigns agree to participate in any lawfully established Municipal Service Benefit Unit
(MSBU) or other Special Assessment District created for the purpose of providing
improvements that shall include, but is not limited to roadway paving, drainage, and
sidewalk construction to Peacock Road.
C. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress or
drainage service to the subject property herein.
D. A copy of this Order shall be attached to the boundary survey described in hereinabove,
and shall be placed on file in the Planning and Development Services Department.
E. This Order shall be recorded in the Public Records of St. Lucie County.
