AN ORDER APPROVING A LOT SPLIT FOR PROPERTY CONSISTING OF
77.31 ACRES LOCATED ON THE EAST SIDE OF SHINN ROAD.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Richard Laventure, on behalf of Eduardo Leal, and has made
the following determinations:
The Lot Split application has been approved for property consisting of 77.31 acres, which
holds a zoning designation of AG-5 (Agricultural — 1 du/5ac), located on the east side of
Shinn Road and legally described as follows:
THE NORTH '/2 OF THE NORTHWEST '/4 OF SECTION 30,
TOWNSHIP 35, RANGE 39 EAST, LESS AND EXCEPT RIGHTS -OF -
WAY OWNED BY THE NORTH ST. LUCIE (RIVER) WATER CONTROL
DISTRICT FOR ITS LATERAL CANALS NUMBERED 54 AND 55 AND
FOR THE COUNTY RIGHT-OF-WAY FOR SHINN ROAD (C-609-A), ST.
LUCIE COUNTY, FLORIDA.
SAID LAND CONTAINS 77.31 ACRES, MORE OR LESS.
2. The Development Review Committee has reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code and has satisfied the standards of review set forth in Section 11.03.04. D
of the St. Lucie County Land Development Code.
Staff has provided an analysis of the parcel's eligibility for a one-time split pursuant to
Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can be
found in the memorandum dated July 24, 2019, entitled Leal, Eduardo Lot Split - LS-
6201925557.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Leal Lot
Split is hereby approved by the Planning and Development Services Director as shown on
the boundary survey prepared by Richard Laventure, PSM, revised July 22, 2019, subject to
the following conditions:
1. Within 90 days of the recorded order of approval, the applicants, property owners,
developer, their successors or assigns, shall convey to St. Lucie County, in a manner or
form acceptable to the County Attorney, 6 feet of right-of-way along the entire frontage of the
parent parcel along Shinn Road.

2. Section 11.03.04.F of the Land Development Code provides that no further division of the
property be permitted unless a final record plat is prepared and submitted in accordance
with Section 11.03.04 of the St. Lucie County Land Development Code.
3. Two warranty deeds shall be recorded in the St. Lucie County public records reflecting the
two newly created parcels with legal descriptions in accordance with the revised survey
submitted by Richard Laventure, PSM, referenced hereinabove.
B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress or
drainage service to the subject property herein-
C. A copy of this Order shall be attached to the boundary survey described in hereinabove, and
shall be placed on file in the Planning and Development Services Department.
D. This order shall be recorded in the Public Records of St. Lucie County.
