AN ORDER APPROVING A LOT SPLIT FOR THE PROPERTY
CONSISTING OF 8.598 ACRES LOCATED AT ON THE EAST SIDE OF
JOHNSTON ROAD, FOR DARREL AND LISA CRUM.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Darrell and Lisa Crum, evaluated the comments of the St.
Lucie County Development Review Committee, and made the following determinations:
1. The Lot Split application has been approved for the property consisting of 8.598 acres,
which holds a zoning designation of AR-1 (Agricultural, Residential — 1du/ac), located on
the east side of Johnston Road, and legally described as follows:

2. The Development Review Committee has reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code and has satisfied the standards of review set forth in Section
11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the parcel's eligibility for a one-time split
pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That
analysis can be found in the memorandum dated November 25, 2019, entitled Crum,
Darrell and Lisa Lot Split — LS-9201925599.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
Darrell and Lisa Crum Lot Split is hereby approved by the Planning and Development
Services Director as shown on the boundary survey prepared by Frank S. Cuccurese,
PSM, Carter & Associates, dated August 27, 2019, subject to the following conditions:
1. Two (2) warranty deeds shall be recorded in the St. Lucie County Public Records,
reflecting the two (2) newly created parcels with legal descriptions in accordance with
the revised survey dated August 27, 2019, prepared by Frank S. Cuccurese, PSM,
referenced herein above.
2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
3. Within 90 days of the recorded approval order and newly created legal descriptions,
the applicants, property owners, developer, their successors or assigns, shall convey
to St. Lucie County, in a manner or form acceptable to the County Attorney, 10 feet of
right-of-way along the entire frontage of the parent parcel along Johnston Road.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A, and
shall be placed on file in the Planning and Development Services Department.

D. This order shall be recorded in the Public Records of St. Lucie County.
