AN ORDER GRANTING A MINOR ADJUSTMENT TO THE MINOR SITE
PLAN TO BE KNOWN AS ENVIRONMENTAL LAND DEVELOPMENT
SHOP LOCATED AT 201 CAMPBELL ROAD, FORT PIERCE.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
request for a Minor Adjustment to the Minor Site Plan for Environmental Land Development Shop,
the comments of the Development Review Committee, and has made the following determinations. -
Wade Tindall, representing Environmental Land Development, Inc., presented a petition for
a Minor Adjustment to the Minor Site Plan to be known as Environmental Land
Development Shop, to allow for the expansion of an existing 5,958 square foot structure,
originally constructed in 2002. The proposed site plan modification consists of a 1,800
square foot (30' X 60') building addition, intended for storage.
2. The Development Review Committee reviewed the proposed site plan for the project and
found it meets the technical requirements of the St. Lucie County Land Development Code
and has satisfied the standards of review set forth in Section 11.02.07, Standards for Site
Plan Review, of the St. Lucie County Land Development Code.
3. Planning Staff has performed a detailed analysis of the project and determined it to be
consistent with the St. Lucie County Land Development Code and Comprehensive Plan.
The analysis is found in the Planning and Development Services Department memorandum
titled Environmental Land Development Shop — MinorAdjustment to Minor Site Plan SPMn-
4201915507, dated December 26 2019.
4. The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effects of the proposed
project on the immediate vicinity through building design, site design, landscaping and
screening.
NOW, THEREFORE, BE IT ORDERED BY THE PLANNING AND DEVELOPMENT SERVICES
DIRECTOR OF ST. LUCIE COUNTY, FLORIDA:
A. Pursuant to Section 11.02.03(C) of the St. Lucie County Land Development Code, the Minor
Adjustment to the Minor Site Plan is hereby approved as shown on the boundary and
topographic survey prepared by CivilSurv, dated September 6, 2019, subject to the following
conditions:

1. If at any time a grievance is filed by an owner of an abutting residential parcel, an eight (8)
ft. opaque fence or wall accompanied with the required landscape of Land Development
Code 7.09.04 shall be installed within sixty (60) days of receiving the grievance.
2. The millings shall not be expanded or increased beyond the asphalt milling area
represented on the above -mentioned survey. If the parking area is expanded, it will need to
be constructed with a required all-weather, impervious surface material outlined in Section
7.06.02 of the St. Lucie County Land Development Code.
3. The property may not be granted any further requests for administrative relief under the St.
Lucie County Land Development Code Section 7.06.03 without the vehicular use areas
being in full compliance with St. Lucie County Land Development Code Section 7.06.02.

C. This Minor Adjustment to the Minor Site Plan for Environmental Land Development Shop
shall expire within twenty-four (24) months of the effective date of this order, unless a
building permit is issued or an extension is granted in accordance with Section 11.02.06, St.
Lucie County Land Development Code.
D. The developer is advised as part of this Minor Adjustment approval for Environmental Land
Development, Inc., including any successors in interest, the developer shall obtain all
applicable development permits and construction authorizations from the appropriate State
and Federal and local regulatory agencies including, but not limited to, the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, and South
Florida Water Management District, and the St. Lucie County Environmental Resources
Public Works and Building Departments prior to the commencement of any development
activities on the property described in Part B. Issuance of this permit by the County does
not in any way create any rights on the part of the developer to obtain a permit from a state
or federal agency and does not create any liability on the part of the County for issuance of
this permit if the developer fails to obtain requisite approvals or fulfill the obligations
imposed by a state or federal agency or undertake actions that may result in a violation of
state or federal law.

E. A copy of this Order shall be attached to the boundary and topographic survey described in
Part A, which then shall be placed on file with the St. Lucie Planning and Development
Services Director and mailed to the developer and agent of record as identified on the site
plan application.
F. The conditions set forth in Part A are an integral non -severable part of the site plan
approval granted by this Order. If any condition set forth in Section A is determined to be
invalid or unenforceable for any reason and the developer declines to comply voluntarily
with that condition, the site plan approval granted by this Order shall become null and void.
G. A Certificate of Capacity, a copy of which is attached hereto as Exhibit B and made a part
hereof the Order, was granted by the Planning and Development Services Department
Director.
H. This order shall be recorded in the Public Records of St. Lucie County.
This ORDER effective the II day of 2019.
