AN ORDER APPROVING A LOT LINE ADJUSTMENT FOR THE
PROPERTY LOCATED ON THE EAST SIDE OF SEMINOLE ROAD
LOCATED AT 3520 SEMINOLE ROAD
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Line Adjustment submitted by Seminole Tree Farm, LLC and Carl H.
Schmidt and Linda M. Weir, evaluated the comments of the Development Review Committee,
and made the following determinations:
1. The Lot Line Adjustment application has been approved for the property consisting of
4.98 acres, which holds a zoning designation of AG-1 (Agricultural — 1 du/ac), located on
the east side of Seminole Road, and legally described as follows:

° 2. The Development Review Committee has reviewed the Lot Line Adjustment application
for the subject property and found it to meet the technical requirements of the St. Lucie
County Land Development Code and has satisfied the standards of review set forth in
Section 11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the parcel's eligibility for a one-time lot line
adjustment pursuant to Section 11.03.04 of the St. Lucie County Land Development
Code. That analysis can be found in the memorandum dated December 23, 2019,
entitled Seminole Tree Farm — Schmidt Lot Line Adjustment LS 12201925648.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Line Adjustment for Seminole Tree Farm, LLC and Carl H. Schmidt and Linda M. Weir is
hereby approved by the Planning and Development Services Director as shown on the
boundary survey (Exhibit A) prepared by Alexander J. Piazza, PSM, Inc. dated October
17, 2019, revised through December 12, 2019 subject to the following conditions:
1. Warranty deeds shall be recorded in the St. Lucie County Public Records, reflecting
the legal descriptions in accordance with the revised survey dated December 12,
2019, prepared by Alexander J. Piazza, PSM, Inc.

2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
3. Within 90 days of the recorded order of approval and newly created legal
descriptions, the applicants, property owners, developer, their successors or assigns,
shall convey to St. Lucie County, in a manner or form acceptable to the County
Attorney, 20 feet of right-of-way along the entire frontage of the subject parcel along
Seminole Road.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A, and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
