AN ORDER APPROVING A LOT SPLIT FOR THE PROPERTY
CONSISTING OF 3.58 ACRES LOCATED AT 5707 SOUTH INDIAN
RIVER DRIVE, FOR BONNIE SCHWARTZ
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Laventure & Associates, Inc, on behalf of Bonnie
Schwarz, evaluated the comments of the Development Review Committee, and made the
following determinations:
The Lot Split application has been approved for the property consisting of 3.58 acres,
which holds a zoning designation of RE-2 (Residential, Estate - 2), located on the west
side of South Indian River Drive, and legally described as follows:

2. The Development Review Committee has reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code and has satisfied the standards of review set forth in Section
11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the parcel's eligibility for a one-time lot split
pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That
analysis can be found in the memorandum dated February 5, 2020, entitled Schwarz,
Bonnie Lot Split — LS 12201925659.

NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Bonnie Schwarz is hereby approved by the Planning and Development Services
Director as shown on the boundary survey (Exhibit A) prepared by Laventure &
Associates, Inc. dated September 9, 2019, subject to the following conditions:
1. Within 30 days of Lot Split approval, the applicant and/or property owners shall record
a warranty deed reflecting a Unity of Title to couple the proposed "Lot 2" with Parcel
I D# 3401-801-0001-000-6.
2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A, and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
