WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the application for a Lot Split submitted by Engineering Design & Construction Inc, on behalf of American Legion Post 318, evaluated the comments of the Development Review Committee, and made the following determinations: 1. The Lot Split (Lot Line Adjustment) application has been approved to combine a portion of Savanna Plat #18 Lot 1, consisting of 0.56 acres, which holds a zoning designation of CG (Commercial, General), with Savanna Plat #18 Lot 2, and legally described as follows: LEGAL DESCRIPTION -COLLECTIVE Current American Legion Site: LOT 2, SAVANNA PLAT#18, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 63, PAGE 18, OF THE PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA. TOGETHER WITH NON-EXCLUSIVE EASEMENT RIGHTS, ACCORDING TO DECLARATION OF EASEMENT RECORDED IN OFFICAL RECORDS BOOK 1360, AT PAGE 2806, OF THE PUBLIC RECORDS OF ST. The Development Review Committee has reviewed the Lot Split application for the subject property and found it to meet the technical requirements of the St. Lucie County Land Development Code and has satisfied the standards of review set forth in Section 11.03.04 of the St. Lucie County Land Development Code. Planning staff has provided an analysis of the parcel's eligibility for a one-time lot split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can be found in the memorandum dated May 26, 2020, entitled American Legion Post 318 Lot Split—LS 1202025678. NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of St. Lucie County, Florida: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot Split (Lot Line Adjustment) for American Legion Post 318 is hereby approved by the Planning and Development Services Director as shown on the boundary survey (Exhibit A) prepared by Engineering Design & Construction, Inc. dated March 10, 2020, revised March 23, 2020, and stamped by the PDS on March 26, 2020, subject to the following conditions: 1. Within 30 days of Lot Split (Lot Line Adjustment) approval the applicant and/or property owners shall record a warranty deed reflecting a Unity of Title with the St. Lucie County Clerk of Court combining Parcel ID# 3426-700-0002-000-0 and the portion Lot 1, Savanna Plat#18 consisting of 0.56-acres, as a single lot of record. B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property. C. A copy of this Order shall be attached to the boundary survey described in Part A, and shall be placed on file in the Planning and Development Services Department. D.
