Planning staff has provided an analysis of the parcel's eligibility for a one-time lot split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot Split for Herbert & Kathleen Yancy is hereby approved by the Planning and Development Services Director as shown on the boundary survey (Exhibit A) prepared by Herbert E. Yancy, PSM. dated March 4, 2020, subject to the following conditions: 1. Within 30 days of approval, the applicant and/or property owners shall record warranty deeds in the St. Lucie County Public Records, reflecting the legal descriptions in accordance with the survey dated March 4, 2020, prepared by prepared by Herbert E. Yancy, PSM. 2. Within 30 days of approval, the applicant and/or property owners shall record a warranty deed reflecting a unity of title with the St. Lucie County Clerk of Court combining Parcel ID# 3419-510-0225-000-4 and Lot "C" consisting of 0.0367 acres. B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property.
