WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for Lot Split (Minor Replat) submitted by Cotleur & Hearing, and Engineering Design &
Construction Inc, on behalf of Common Wealth Trust Services, LLC, and the comments made by
the St. Lucie County Development Review Committee on this application and has made the
following determinations:
Cotleur & Hearing filed an application on behalf of Common Wealth Trust Services, LLC
for a Lot Split (Minor Replat) to adjust an interior lot line as depicted on the Minor
Adjustment to Major Site Plan approved via PDS Order 2020-043.
2. The Lot Split application has been approved for a Minor Replat to the Second Replat of the
PGA Commerce Centre at the Reserve to relocate the parcel boundary between the PGA
Learning Center buildings (Proposed Lot 2) and a "Future Development Tract" (Proposed
Lot 1), and legally described before and after the Minor Replat as follows:

and to have satisfied the standards of review set forth in Section 11.03.04 of the St. Lucie
County Land Development Code, subject to the conditions set forth in Part "A" of this Order.

4. Planning Staff has performed a detailed analysis of proposal per St. Lucie County Land
Development Code Section 11.03.04. The analysis is found in the Staff Report for the
Common Wealth Trust Services LLC. Lot Split/Minor Replat (AKA PGA COM CENTRE AT
THE RESERVE) LS-4202025734, dated August 7, 2020.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split (Minor Replat/Lot Line Adjustment) is hereby approved as shown on the Minor Replat
prepared by Engineering Design & Construction, Inc. dated June 5, 2020, revised though
August 7, 2020, and stamped by PDS on August 7, 2020, as depicted in Exhibit "A" subject
to the following conditions:
1. Prior to recording warranty deeds to complete the Lot (Split) Line Adjustment/Minor
Replat, or any development approval for Lot 1 — whichever comes first, the applicant,
assigns, or successor shall record the executed cross -access easement between
Lots 1 & 2.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress or
drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A, and shall
be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
