AN ORDER APPROVING A LOT SPLIT FOR THE PROPERTY
CONSISTING OF 0.69-ACRES LOCATED AT 1300 WEST 1ST STREET,
FORT PIERCE, FLORIDA, OWNED BY SRFMO, LLC
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by David M. Cleveland, on behalf of SRFMO, LLC, evaluated
the comments of the Development Review Committee, and made the following determinations:
The Lot Split application has been approved for the property consisting of 0.69 acres,
which has a RS-3 (Residential, Single -Family — 3) zoning designation, located at 1300
West 1st Street, and legally described together and adjusted as follows:

2. The Development Review Committee has reviewed the Lot Split application for the
subject property and found it to meet the technical requirements of the St. Lucie County
Land Development Code and has satisfied the standards of review set forth in Section
11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning Staff has provided an analysis of the parcel's eligibility for a one-time lot split
pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That
analysis can be found in the memorandum dated October 2, 2020, entitled SRFMO, LLC
Lot Split — LS 7202025791.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for SRFMO, LLC is hereby approved by the Planning and Development Services
Director as shown on the boundary survey prepared by Roland E. Rollins, dated October
24, 2019, updated through July 7, 2020, and date stamped by the Planning and
Development Services Department on September 2, 2020, subject to the following
conditions:
1. Within 30 days of Lot Split approval, the applicant and/or property owners shall record
two (2) warranty deeds in the St. Lucie County Public Records, reflecting the legal

descriptions in accordance with the revised survey submitted by Roland E. Rollins,
PLS referenced hereinabove.
2. Within 30 days of Lot Split approval, a building permit shall be issued to relocate or
remove the wood gazebo. If relocated, the wood gazebo shall be placed on "Parcel
One".
3. No accessory use shall be permitted on "Parcel Two" without the establishment of any
principal permitted use outlined in LDC Section 3.01.03.1.2.
4. No development activities shall occur within the existing 25' drainage easement
located on Parcel Two, unless otherwise authorized by the easement holder or the
easement is abandoned.
5. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code, meeting all other
applicable codes.
B. St. Lucie County is not responsible for the maintenance, upkeep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A, and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
