AN ORDER GRANTING A MINOR ADJUSTMENT TO THE MINOR SITE
PLAN FOR THE PROJECT KNOWN AS WE BROTHERS LOCATED AT
3805 MARIAH CIRCLE, FORT PIERCE
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
request for a Minor Adjustment to the Minor Site Plan for the project known as We Brothers, the
recommendation of the Development Review Committee, and has made the following
determinations:
J. Wesley Mills, representing We Brothers Enterprise, Inc., presented a petition fora Minor
Adjustment to the Minor Site Plan known as We Brothers to add seven (7) storage
containers, providing a site total of ten (10) containers, with an overall lot coverage of
12,789 sq. ft. by buildings, with associated site improvements.
2. The Development Review Committee reviewed the proposed Site Plan for the project and
found it meets the technical requirements of the St. Lucie County Land Development Code
and has satisfied the standards of review set forth in Section 11.02.07, Standards for Site
Plan Review, of the St. Lucie County Land Development Code.
3. Planning Staff has performed a detailed analysis of the project and determined it to be
consistent with the St. Lucie County Land Development Code and Comprehensive Plan.
The analysis is located in the Planning and Development Services Department
memorandum titled We Brothers Minor Adjustment to Minor Site Plan (SPMn-
1020954938), dated October 15, 2020.
4. The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general welfare.
5. All reasonable steps have been taken to minimize any adverse effects of the proposed
project on the immediate vicinity through building design, site design, landscaping, and
screening.
NOW, THEREFORE, BE IT ORDERED BY THE PLANNING AND DEVELOPMENT SERVICES
DIRECTOR OF ST. LUCIE COUNTY, FLORIDA:
A. Pursuant to Section 11.02.03 of the St. Lucie County Land Development Code, the Minor
Adjustment to the Minor Site Plan is hereby approved as shown on the site plan drawings
prepared by Mills, Short & Associates, date stamped by the Planning & Development Services
Department on August 25, 2020, subject to the following conditions:
1. Within 30 days of this approval, the applicant shall apply for an after -the -fact permit(s) for all
u.npermitted building additions and storage containers.

2. Prior to Certificate of Completion/Occupancy, the existing fence, along the east property
line, shall be relocated within the property line.
3. Priorto Certificate of Completion/Occupancy, the existing concrete located within the east
and south landscape buffer shall be removed.
4. All manufacturing activities shall occur within the principle structure.
5. There shall be no outdoor storage of materials or equipment on the property, with the
exception of vehicles and trailers that are currently licensed and operable.
6. Storage containers shall not be stacked on the property. Any additional storage units to be
placed on the property require an adjustment to the Site Plan.
7. No staging for drop-off or delivery of the product shall occur within the right-of-way. All
business activity must be confined to the property.
B. The property on which this Minor Adjustment to the Minor Site Plan is being granted is
described as follows:

OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 6, PAGE(S) 17, OF THE
PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA.; LESS THE NORTH 10-
FEET OF LOT 1, BLOCK 2, WESTWOOD SUBDIVISION, AS RECORDED IN PLAT
BOOK 6, AT PAGE 17; LESS THE EAST 5-FEET THEREOF; AND TOGETHER WITH
THE EAST 5-FEET OF LOTS 1, 2,3 AND 4, BLOCK 2, WESTWOOD SUBDIVISION,
AS RECORDED IN PLAT BOOK 6, AT PAGE 17; AND TOGETHER WITH THE WEST
5-FEET OF LOTS 21 AND 22, BLOCK 2, WESTWOOD SUBDIVISION, AS
RECORDED IN PLAT BOOK 6, AT PAGE 17.

C. This Minor Adjustment to the Minor Site Plan known as We Brothers shall expire within
twenty-four (24) months of the effective date of this Order, unless a building permit is
issued or an extension is granted in accordance with Section 11.02.06, St. Lucie County
Land Development Code.
D. The developer is advised as part of this Minor Adjustment approval for We Brothers
Enterprise, Inc., including any successors in interest, the developer shall obtain all
applicable development permits and construction authorizations from the appropriate State
and Federal and local regulatory agencies including, but not limited to, the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, and South
Florida Water Management District, and the St. Lucie County Environmental Resources,

Public Works and Building Departments prior to the commencement of any development
activities on the property described in Part B. Issuance of this approval by the County does
not in any way create any rights on the part of the developer to obtain a permit from a state
or federal agency and does not create any liability on the part of the County for issuance of
this permit if the developer fails to obtain requisite approvals or fulfill the obligations
imposed by a state or federal agency or undertake actions that may result in a violation of
state or federal law.
E. A copy of this Order shall be attached to the site plan drawings described in Part A, which
then shall be placed on file with the St. Lucie County Planning and Development Services
Department and mailed to the developer and agent of record as identified on the Site Plan
application.
F. The conditions set forth in Part A are an integral non -severable part of the Site Plan
approval granted by this Order. If any condition set forth in Part A is determined to be
invalid or unenforceable for any reason and the developer declines to comply voluntarily
with that condition, the site plan approval granted by this Order shall become null and void.
G. A Certificate of Capacity, a copy of which is attached hereto as Exhibit B and made a part
hereof the Order, was granted by the Planning and Development Services Department
Director, which shall remain valid for the period of Site Plan approval.
H. This Order shall be recorded in the Public Records of St. Lucie County
