WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the application for a Lot Split submitted by Nature's Keeper Inc., evaluated the comments of the Development Review Committee, and made the following determinations: The Lot Split application, submitted on behalf of Natures Keeper Inc., has been approved for the subject 78.75-acre property within the AG-5 (Agricultural - 5) Zoning District, and legally described together and split as follows: LEGAL DESCRIPTION - OVERALL PARCEL THE NORTHEAST ONE -QUARTER OF THE SOUTHWEST ONE -QUARTER AND THE NORTHWEST ONE -QUARTER OF THE SOUTHEAST ONE -QUARTER, LESS THE NORTH 37 FEET THEREOF FOR NSLRWCD CANAL NO. 69, ALL IN SECTION 28, TOWNSHIP 35 SOUTH, RANGE 38 EAST, ST. The Development Review Committee has reviewed the subject Lot Split application and found it to meet the technical requirements of the St. Lucie County Land Development Code and has satisfied the standards of review set forth in Section 11.03.04(D) of the St. Lucie County Land Development Code. 3. Planning staff provided analysis of the parcel's eligibility for a one-time lot split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can be found in the memorandum entitled Nature's Keeper Inc. Lot Split LS-8202025810, dated January 5, 2021. NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of St. Lucie County, Florida: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot Split for Nature's Keeper Inc. is hereby approved by the Planning and Development Services Director as shown on the boundary survey (Exhibit A) prepared by Thomas P. Kiernan, dated July 15, 2020, and updated through December 8, 2020, subject to the following conditions: Within 30 days of Lot Split approval, the applicant and/or property owners shall record warranty deeds in the St. Lucie County Public Records, reflecting the legal descriptions in accordance with the boundary survey dated July 15, 2020, and updated through December 8, 2020, prepared by Thomas P. Kiernan, such deeds shall combine Parcel "1" containing 66.43-acres with the 77.69-acre property to the north (Parcel ID: 2228-131-0001-000-6) and Parcel "2" containing 12.32-acres with the 8.81-acre property to the east (Parcel ID: 2228-413-0021-000-7). No further division of the property is permitted unless a final record plat is submitted in accordance with Section 11.03.04 of the Land Development Code. B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any private drives, roads, streets, easements, or rights -of -way providing ingress and egress or drainage service to the subject property. C. A copy of this Order shall be attached to the boundary survey described in Part A, and shall be placed on file in the Planning and Development Services Department. D.
