ALONG CHRISTENSEN ROAD
ON BEHALF OF ST. LUCIE COUNTY, FLORIDA
BE IT RESOLVED by the Board of County Commissioners of St. Lucie County,
Florida, that:
The foregoing General Warranty Deed from Carl Carlton and Linda Kay Carlton is
duly accepted on behalf of St. Lucie County this 23rd day of March 2021.

THIS SPECIAL WARRANTY DEED,made the day of January,2021,by CARL
CARLTON and LINDA KAY CARLTON,husband and wife,whose post office address is 1201
Charlotta Street, Fort Pierce, Florida, 34982, hereinafter called the Grantor, to ST. LUCIE
COUNTY,FLORIDA,a political subdivision of the State of Florida,whose post office address
is 2300 Virginia Avenue, Fort Pierce, Florida, 34982, hereinafter called the Grantee.
(Whenever used herein the terms"Grantor"and"Grantee"include all the parties to the instrument and the heirs,legal representatives,and
assigns of individuals,and the successors and assigns of corporations,wherever the context so admits or requires.)
WITNESSETH,That the Grantor, for and in consideration of the sum of$10.00 and other
valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells,
aliens,remises,releases, conveys, and confirms unto the Grantee all that certain land, situate in St.
Lucie County, Florida, viz:
The East 25 feet of the following described PARCEL 2:

Lot 71, WHITE CITY, according to the plat thereof, recorded in Plat Book 1,
page 23 of the Public Records of St. Lucie County, Florida, said land being in
the Northeast 1/4 of the Northwest 1/4 of Section 5,Township 36 South,Range
40 East. LESS AND EXCEPT the North 346.40 feet of said Lot 71, WHITE
CITY, according to the plat thereof recorded in Plat Book 1, page 23 of the
Public Records of St. Lucie County, Florida. Said land lying and being in the
Northeast 1/4 of the Northwest 1/4 of Section 5, Township 36 South, Range 40
East. Containing 4.868 acres, more or less.
SUBJECT TO restrictions, reservations, limitations and easements of record,
if any; this reference to said restrictions shall not operate to reimpose the same,
and taxes for the current and subsequent years.
This is a conveyance of 25 feet as additional right-of-way for Christensen Road
as required by PDS Order 2020-085 duly recorded in O.R. Book 4529, page
2910 of the Public Records of St. Lucie County, Florida.

TOGETHER,with all the tenements, hereditaments and appurtenances thereto belonging
or in anywise appertaining.
TO HAVE AND TO HOLD,the same in fee simple forever.
AND the Grantor hereby covenants with the Grantee that at the time of the delivery of this
deed,the premises were free from all encumbrances made by grantor and that Grantor will warrant
and defend the same against the lawful claims and demands of all persons claiming by, through or
under Grantor, but against none other.
