AN ORDER GRANTING APPROVAL FOR A CLASS A MOBILE HOME IN
THE AG-2.5 (AGRICULTURAL — 2.5) ZONING DISTRICT LOCATED AT 540
PULITZER ROAD, ST. LUCIE COUNTY, FLORIDA
WHEREAS, the St. Lucie County Planning and Development Services Director has
reviewed the application of Denise Guettler and has made the following determinations:
1. Denise Guettler requested a Class A Mobile Home Permit to be defined as a
detached primary single-family dwelling unit (guest house) in the AG-2.5
(Agricultural -2.5) Zoning District for a 21.98-acre property described in Part B
below and depicted on Exhibit A.
2. On August 13, 2021, mail noticed were sent to all owners of property within 500
feet of the subject property. Within fourteen (14) calendar days of mailing the
notifications, no written objections were received by the Planning and Development
Services Department.
3. Staff has performed a detailed analysis of the request and determined it to be
consistent with Section 11.05.02 — Class A Mobile Home Permits of the St. Lucie
County Land Development Code. The analysis is found in the Planning and
Development Services Memorandum entitled Guettler Mobile Home — Class A
Mobile Home Permit (MH-8202126107), dated September 21, 2021.
NOW, THEREFORE, BE IT ORDERED BY THE PLANNING AND DEVELOPMENT
SERVICES DIRECTOR OF ST. LUCIE COUNTY, FLORIDA:
A. The St. Lucie County Planning and Development Services Director hereby
approves the request of Denise Guettler, to define a 28' x 60' Class A Mobile Home
as a detached single-family dwelling unit (guest house), on the property described
in Part B, subject to the following conditions of approval:
1. Prior to any soil disturbance or removal of any vegetation, issuance of a
Vegetation Removal Permit or Exemption is required and shall be issued
concurrently with a building permit.
2. Prior to issuance of a Certificate of Occupancy, all Category I invasive plants
shall be eradicated from the site.
3. Prior to issuance of a Building Permit, the property owner shall file an
affidavit in accordance with LDC Section 7.10.04, pacifying that the Cass A
Mobile home shall be retained as a guest house and under no circumstances
shall the guest house be used for rental purposes.

4. No development activities shall occur westward of the 70-foot right-of-way
reservation line denoted on the boundary survey.
B. The property on which this Class A Mobile Home Permit is being granted is
described as follows:

C. The developer is advised as part of this Class A Mobile Home Permit approval for
Denise Guettler, including any successors in interest, the developer shall obtain all
applicable development permits and construction authorizations from the
appropriate State and Federal and local regulatory agencies including, but not
limited to, the United States Army Corps of Engineers, the Florida Department of
Environmental Protection, and South Florida Water Management District, and the
St. Lucie County Environmental Resources, Public Works and Building
Departments prior to the commencement of any development activities on the
property described in Part B. Issuance of this approval by the County does not in
any way create any rights on the part of the developer to obtain a permit from a
state or federal agency and does not create any liability on the part of the County
for issuance of this permit if the developer fails to obtain requisite approvals or fulfill
the obligations imposed by a state or federal agency or undertake actions that may
result in a violation of state or federal law.
D. A copy of this Order shall be attached to the building permit, which then shall be
placed on file with the St. Lucie County Planning and Development Services
Department and mailed to the applicant and agent of record.
E. This Order shall be recorded in the Public Records of St. Lucie County.
