AND A PORTION OF LOT B WITHIN THE QUEEN'S COVE PLAT, UNIT
1, BLOCK 2, OWNED BY THOMAS & PRINCESS ROCK, IN FORT
PIERCE, FLORIDA
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split (Minor Replat) submitted by Thomas & Princess Rock, evaluated the
comments of the Development Review Committee, and made the following determinations:
1. The Lot Split (Minor Replat) application, known as Thomas & Princess Rock, has been
approved for the subject 0.34-acre property within the RS-4 (Residential, Single-Family -
4) Zoning District, and legally described together as follows:
LEGAL DESCRIPTION — LOT A ORIGINAL
LOT A, BLOCK 2, QUEENS COVE UNIT 1, ACCORDING TO THE PLAT THEREOF,
RECORDED IN PLAT BOOK 11, PAGE 12A TO 12C OF THE PUBLIC RECORDS OF
ST. LUCIE COUNTY, FLORIDA.
SAID LAND CONTAINS 0.26 ACRES, MORE OR LESS.
DIVIDED AS FOLLOWS:
LEGAL DESCRIPTION PARCEL — "LOT A AND PORTION OF LOT B (ROCK
PARCEL)"
ALL OF LOTS A & B, LESS THE SOUTH 50 FEET OF LOT B, BLOCK 2, QUEENS
COVE, UNIT 1, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT
BOOK 11, PAGE 12, PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA.
SAID LAND CONTAINS 0.34 ACRES, MORE OR LESS
LEGAL DESCRIPTION PARCEL — "LOT B AND PORTION OF LOT C (COOPERMAN
PARCEL)"
THE SOUTH 50 FEET OF LOT B, AND THE NORTH 70 FEET OF LOT C, BLOCK 2,
QUEENS COVE SUBDIVISION, UNIT ONE, RECORDED IN PLAT BOOK 11, PAGE 12,
PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA.
SAID CONTAINS 0.26 ACRES, MORE OR LESS.
2. The Development Review Committee has reviewed the subject Lot Split application and
found it to meet the technical requirements of the St. Lucie County Land Development
Code and has satisfied the standards of review set forth in Section 11.03.04(D) of the St.
Lucie County Land Development Code.
3. Planning staff provided analysis of the parcel's eligibility for a one-time lot split pursuant
to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can
be found in the memorandum entitled Rock, Lot Split (Minor Replat) LS-5202126030,
dated November 15, 2021.

NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida.
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Thomas Rock is hereby approved by the Planning and Development Services
Director as shown on the boundary exhibit (Exhibit A) subject to the following conditions:
1. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A, and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
